Hi Ethan,
I'll let you in on something, because the responses here are not typical for ActiveRain, and you are taking the brunt of a lot of frustration. It isn't fair to you and it isn't your fault. But here is what is going on.
There is a real estate teacher (or possibly more than one) who sends a new class onto ActiveRain every month or so, with the same questions every time. The very SAME. After years of this, with gentle humour and some hints, this teacher or group of teachers is refusing to get the message and continues to do it. We are feeling used. You will have noticed that only one person so far has "answered" your question, and it was not really very enlightening. (Sorry Debbie Reynolds, hope you don't mind.)
The thing is, your teacher should be asking you to dig further than this site. It would be better if your classmates all got together and voted ONE QUESTION that one person would ask on behalf of the class. And next class can ask ONE QUESTION. (Although, I haven't asked anyone else if they would answer even ONE question well!)
Or not. They have all been asked before...forty times! We are just plain tired of it. Perhaps you'll print out my message and take it to your teacher. It would be different if there was some give and take to this, but it's all one way and my read of this is that the ActiveRainers are in rebellion. It's not going to work any longer. I think you might get better results from Mr. Google or your local library. Or maybe take a realtor out to lunch and get his or her perspective. Two or three years ago, these questions would get 25-30 answers, with some really thoughtful ones included. Now you just have five, and they aren't very civil. See the difference?
I'll say it again: Ethan, this does not tie in to you personally. You do deserve good answers. However, you will have to work for them, elsewhere. The ActiveRain handouts to people are over and done.
Bob Stewart, this message of mine makes a very valid point...yet at the same time, it truly is worthwhile to invest in new agents and growing a well-educated profession. Can you please create an area of Q & As for new agents, where our answers can be vetted (just to weed out the frivolous ones) and (maybe) those that get upvotes don't get removed, but stay around for other students to go and read? I think many of us would spend the time (once again) to give good answers if they weren't going to be lost after a year, and this might solve the problem of new batches of questions every month. What do you think?

Really? Not for nothing as they used to say in Brooklyn, to me this question represents the heights of laziness. You have a textbook and you have an instructor. I cannot believe you can't get that answer for yourself. Now if you would ask a specific and relevant question relating to fiduciaru duties, that's a whole other matter. And please don't ask which one is most important. That one has been asked and answered dozens and dozens of times.

Just wanted to thank everyone who took time to answer my question honestly. For the rest of you that i want you to know the school im taking my class with is just trying to encourge their student to learn on there own and to learn in different ways other then just the school platform. i thought it would be fun to learn from the professionals in the real estate comunity. i just picked a random question and wanted to know what different perspective anyone else in the world might have. Please remeber this for next time when someone asks a question like this. Things arent always how they seem.

There should be another school that teaches you in Utah. I've never heard of any other school in any other state doing this. Suggest to your school to connect with a real estate brokerage in Utah and have a panel of agents there that you can ask these questions. I've trained agents, taught pre-licensing in CA and I would never think of anyone going to an outside source to ask questions. All states and localities are very different and this can actually train you incorrectly. I think it would take more of your valuable time trying to figure out what the right answer by asking agents who are not in your state. My opinion is this is a terrible use of your time as well as ours.
