I almost never take clients out to look at houses. I will however take them out to buy their home. World of difference in setting the expectation and reason for going out . Otherwise you have a very expensive social hobby.

It depends on their schedule, my schedule, whether they live in town, and what's even available to show. Majority of my clients come to me pre-approved in the first place.

As soon as they are ready to start looking--PROVIDED that they have a clear idea of what they want and where they want it, and there is inventory in their price range that fits that criteria.

If their intent is to buy in Nov 2017, I don't get the wagon in front of the horse.
I will take them on a orientation ride which will involve looking at a few houses. About 8 weeks before the lease is to expire, we get to the serious looking. The biggest job is swatting the other agents away.
That means engaging in dual activity real estate stuff such as a ride along for CIS Score for similar houses keeps the relationship fresh and loyalty high.

I show them homes even if they haven't applied for a loan. I've gotten great leads for people that never bought. It is a great way to learn the inventory without a caravan.

Asap, if they are ready/able/and willing to buy a property now, they are my priority. If they have no idea what and where they want to buy a property, we move slower.. .

I have them get pre-approved when they begin showing interest in looking - that way, their search is set according to their lending parameters. When they're ready to look, they're armed with their pre-approvel - no matter when they're ready!

I just had a buyer get pre-approved after moving back to Austin. He told me what he wanted..I knew exactly what he wanted..I took him to the builder home I knew a buyer had walked on because he lost his job. My buyer took one look and bought in on the spot..one showing..one sale!

I get the agency agreement signed at our first meeting, we look up houses together on the MLS, and I say "OK now which 3 do you want to look at tomorrow after you see your lender?".

It depends on when they need to get the home. One time I had a buyer with a pre-approval letter but didn't need to move (from the apartment) until 4 months. So I showed him some homes for him to get an idea of what he can get for the money. Then we re-group again when it was time to purchase a home.

I like to start right away. During the time i am waiting, i give the buyer home work to start checking schools and locations to narrow down what they like and dont so we have a head start when we do start to look

How soon can they get into my car? I have their requirements from the get-go and have already compiled a listing of homes to show them. I talk with their lender for a verbal on if their desired price range seems good and then once that pre-approval (with full doc review and underwritting) is in, I confirm the price range and we're off to the races!
