I'm not involved in financing side of transaction. But in general, the more you disclose ~ the safer you will be. 

It impacts lenders, not real estate agents.

I'm not a lender, so it's a peripheral effect at best.

It does not.  I never advise about financing so there are never any trigger terms which would require me to make full disclosure.
