If that happened, I would feel stupid that I did not pick that up before the closing.
However there are title companies that do shoddy work and don't bother to share the paperwork unless you are the listing office who gave them the business. Title companies also don't read the contract.
I have realized mistakes at closing...mainly charging my client for sellers cost. So what do I do? I throw a hissy fit until they correct it.
My best advice is to take some classes on title work and closing statements so that you know what you are looking at... and have an attorney review all the closing documents.

Big mistakes are rare; small mistakes can happen. They usually cost someone money. Years ago I paid $400 for a home warranty that I had forgotten to order for my my buyers and get on the HUD for the seller to pay.. It never happened again.
