I've had several clients invite me to this. I joined and then deleted. Another client invited me ... I joined. It is a good resource for all things "neighborhood". City Council, Police, etc. also post there. Its a good way to "keep up" with things. These days, I see a lot of government postings regarding the flood ... websites for financial assistance, gathering volunteers to help with clean up efforts, etc. Neighborhoods post questions asking for dog care, contractors, etc. People sell stuff ... free stuff ... it is worth joining to see if the experience is something that you want. You can even claim your business on the site. I have not done that ... yet.

Here's the deal with NextDoor, Fred, from my experience.
You're supposed to live in the neighborhood of the NextDoor you choose. NextDoor is for neighbors. I lied and cheated and had an account in a farm area.
Kinda fun at the beginning, where all the folks exchange emails about all sorts of stuff. BUT! But it is 'inappropriate' if you do or say anything to promote your business - you'll be quickly chastised (or cut off) because you are not supposed to advertise or promote. Second, way too many emails and it clutters my inbox with all sorts of useless comments and questions, endorsements and people looking for stuff... etc... like 'who wants to babysit my dog today at 3pm...'
So, I cancelled my account.
So if you are looking to join to promote yourself, I suggest you pass. Start a Facebook page about your community or a LinkedIn page.... then you can kick off the competition!!!! LOL

It is used a lot in my neighborhood to provide recommended service providers, handyman, doctors, dentists etc.. The police use it to post warnings of local crimes. Neighbors complain about HOA activities etc.. We, as real estate agents, are not supposed to post about our business or promote it. But we can welcome new neighbors to the area and provide information on things to do etc...

I started a neighborhood and it was very slow in growing. Now it is a well functioning site. I am the Lead for our neighborhood and it keeps me uptodate on what is going on.
Yard sales or sale of several big items can indicate a person is getting ready to move and it is an opportunity to drop by and see if you can assist them.
Yard sales are also an opportunity to go by and bring drinks, introduce yourself.
There are many opportunities to engage the neighborhood without promoting yourself on the site.
Our County Sheriff and the City Police also utilize the site to make announcements that are important information. This has really helped out neighborhood grow as it give credibility.

Just did it. It can be annoying to set it up, especially the mapping part. It's not just for promoting your or others businesses, but that can be part of it. Expect to spend at least one hour setting it up. You can't claim huge areas, and can't overlap others that already have a mapped area. Then you need to invite people to join. It's sort of like a community facebook group. It's worth setting up to see if you like it. I think I meet more people by posting stuff for sale on our local facebook yard sale sites. Don't do it just to promote real estate. If people get the impression that that is the only thing you started it for, they won't want to join. They suggest small groups are best.

Nextdoor is like the Q&A section meets facebook and everyone is your neighbor. That's the simplest way to describe it. Trades people get lots of referalls there. People ask "who should I use to buy/sell a house" every now and then. If you have the opportunity to be the "lead" for your neighborhood TAKE IT!! The problem w/Nextdoor (IMHO) is that each neighborhood has different "leaders" and each has their own view on the rules. For example I had my investors setup an account for a property they were flipping. They posted the open house and got SLAMMED by the lead who took it down and banned their account because they didn't "live" there, even though they were owners and that's all that nextdoor required. The people in the neighborhood that saw the ad thanked me for posting it when I held the open house. In my neighborhood group, posting of properties for sale is fairly common and allowed. There are the "high school bullies" on there, just like any group (we had one here before he was "disbarred").
Overall, I give it a thumbs up. One recommendation, make your last name "Griffin (Realtor)" that way you can advertise that on all your posts. I was doing that, but took it off last night when things got a little heated on a post about the new bag tax.

Want to test headlines or content or CTA's, NextDoor is outstanding for this purpose.
Want to know if financing or dog poop is top of mind for the community, Nextdoor is a great barometer.
All of this becomes EXCEEDINGLY important if you have an 'inbound' marketing strategy, otherwise it is the equivalent of a time-hole.

I set it up in my neighborhood Fred Griffin but had trouble getting the required number of memebrs to join in and I gave up but someone else in the neighborhood picked it up and it's been pretty good. It's like a mini FB or billboard for the neighborhood. It's been used mostly as a local crime watch here.

Sometimes, it can amplify problems like any social media. For example, crime in the area tends to take on a life of its own, perhaps more than it should.

Nextdoor has a large online presence in our area. It's a way to share information - not so much to sell homes - in your local area. I have seen people ask agents to stop asking for business. Sharing listing information is not looked upon so poorly. Great resource for political info, items for sale, pets and lots of recommendations. Fred Griffin you can join, spend some time on there and if your not liking it you can delete your account.
Set up your profile to let your neighbors know who you are and what service you offer. They will find you if looking for your service!
