Many customers want ONLY new construction, while others choose a home that is already up, but only say a couple years old and "slightly" lived in due to the advantages:  landscaping done, fininshing touches and other customizations done, might come with expensive window treatments and so on. Having said that, what you are suggesting would not surprise me, although I have not encountered it personally.

I have not... mostly because in most cases the new construction buyer is truly committed to new construction. I just put two into contract that will close in August and both buyers were considering nothing but new construction. And I wrote a contract this past week for buyers who definitely did not want new construction, but a more mature community... no need to try and steer them away.

Barbara - Haven't really noticed that in my area. New home construction was non-existent from around 2008-2014, but has been growing, and is all over my area these days.

   Other than listing agents pushing their own resale inventory, or their office resale inventory, no. 

    In a "production" development, the new construction will usually come in on time and on budget.

   When I have buyers who want to "build on their own lot", I caution them to expect it to go over time, and over budget (that is more often the fault of the buyer/customer, or the fault of the county building inspectors, than it is the fault of the builder).

No I haven't. I did have a client that bought new and it was nothing but a nightmare for him more so than me. His condo was suppose to be ready August 1st, I sold his house, he put his furniture in storage. Then planned to  lived in his camper for a few months until August when he could move in August turned in Sept. then Oct. this went on until finally he was able to move in the beginning of Feb. I would never recommend building unless you are not in a hurry to move in.

No,  I really have not seen agents pushing their clients in that direction...it's more a case of clients not wanting to wait.  Most buyers who want new construction are prepared to wait;  the folks who are not so committed to new build end up looking for newer resales.  We do not have much new construction in our market, anyway, and it's all on the higher end, so that's more of a factor.

While we are starting to see more in-fill condo projects being developed, new construction is still a very small part of the real estate picture in most of my market.  In these still very low inventory times, it would be nice to have some options.   

It's horrible to hear about anyone putting their own interests ahead of their clients.

Yes. many agents don't understand new construction, and don't want to wait to get paid. Toll brothers here would pay agents $2000.00 of their commission up front when contract was signed, then the rest when home was completed and went to settlement.

In my area, you can buy pre-construction condos several years before they close.  A buyer who wants to move now will not buy a home that closes far in the future but may consider an inventory home (rarely available), a new condo that just closed that is being flipped, a resale home and other options.

I've not noticed agents encouraging resales over new construction, but I really don't know how other agents work with their buyers. I only know how I work with mine.

We do have a lot of new construction going on in our area. However, because we are on the coast, and most all of the land along the coast has already been built, the new construction is primarily being built inland. So, the prime real estate is mainly resales because they are closer to the beach.

Barbara Todaro, I've never heard anyone say that and, personally, I LOVE selling new construction in the Charlotte area!  In fact, I have 3 of them right now - just Closed one yesterday and have 3 more to go.  

I have another set of buyers who can't seem to find the perfect home so,  I suggested new construction, found them a lot and a builder and met with the builder today, as a matter of fact!  

I don't care how long it takes to Close - as long as my clients are thrilled with their purchase.  And, we're filling the pipeline, right?!  The 3 new construction buyers that I have under contract now, all went under Contract in 2016!

With a resale home, a buyer can definately close quicker than new construction which is in the building process. However, a completed new home can close as quickly as a resale. However, in our market, there may be added value to a resale in a larger lot, potential more square footage and an established neighborhood.  The negative is added maintenance, less options to customize, and perhaps an immediate need for a remodel. It is ultimately what works best with the buyer and their timeline. New construction is flying out the door as well as resales.  My husband has an expensive spec completing the framing stage - and it is off market. We received one offer and have 4 others looking at it seriously.

I don't know what others do but we often have 1-3 build jobs going on at any given time. Right now we only have one but a few possibly in the works. We also have a lot of builder spec homes for sale here so new construction often is as quick as a resale transaction. -Kasey

I have heard another reason. "Select resale home because it has higher resale value, new construction doesn't has such good resale due to appliances are new when you move in"

Since we do both, we 'weight' the buyers' needs and show them homes best meeting that criteria. If they can wait for a CO, then new is shown. To do less than that is in my opinion a breach of the fiduciary duty we owe our clients.

I hope so, we have had a stagnant market for existing homes for the past decade, while the folks with excess money flocked to build new homes on the outer edges of town. 

All leading to urban decline, suburban sprawl, and a general waste of money and resources.

I love selling new builds. Last year in the first quarter of the year alone, I sold several new homes. Those homes all closed in the last 2 weeks before the Holidays - it was like winning the lottery!

No. In my community there is no new construction so resale is all that is available. I've 5 buyers I'm representing them on builder homes out of my community..I'm listing their current homes. Its all what the buyer wants!

Nope. I think it really depends on the client's need. Whether it be timing, wants, and desires. What I have seen is if a client can afford the higher expenses, they are leaning toward new constructions.

We don't have a lot of new construction but some in our market.  I closed 2 in January 2017 that opened escrow in September 2016 and it never crossed my mind that the closing would not be sooner. 

Making my clients happy if my priority.  There will already be the ones looking for the quick and easy way.

It depends on the Buyer, on their timeframe.   If they need a quick close, most often there are no spec homes available.

I have sold new construction & most buyers love new but the drawback is that they have to get temporary housing while waiting to build.  But there is newer construction already built that buyers can purchase.
