We just got two listings last month from homeowners who need to do a short sale. We hardly have any short sales in our area anymore so we have not had a lot but I kept all our short sale sites on line because the time will come again.
Blogging works great to get listings. All I did in 2007 when the market busted was blog about short sales - and this was at the time that in 2008 over 10,000 agents left the business in our area- many going bankrupt, we listed their homes for sale as short sales. We were the top 1- 2% closers in our MLS in a time when no traditional listings would sell because we knew how to do short sales. That was just from my ActiveRain blog.
So if you can find a niche that is underserved in your market- blog about it, a lot. I have over 1,200 articles just about short sales.
We also get listings from people finding our equestrian site. We have a $1.8 million listing where the divorce attorney found us on the internet that we specialize in this niche, he loved what he saw and had his clients list their horse ranch with us.
You won't get as many, but the ones you do get, call you and once we have them on the phone, we have our foot in the door.
We do expired listing marketing with mailers. And we network.

Home owners looking to sell are rarely Googling looking for an agent in cyber space. For me, Referrals is number 1 followed by my Active Rain blog. Produce a blog with info for sellers in your area and they will find you. Buying leads is a waste of time and money. Direct mail is a great way to introduce home owners to you as well.

What I read is an effort to be separated from your money.
Of course you can purchase system programs and blast a message to all of Victoria and you will get a response. I will predict slightly less that 1%.
That response rate is profitable!
However, every agent is searching for the 'secret word' the 'hidden code' the 'magic pill' that will make life easier because more money can solve many problems. Chasing those vapors play into the hands of those selling their systems.
What you are wanting to know is "What's on the mind of those owners who represent your preferred client profile." Ask them!
You have access to many direct means of getting owners to reveal their top of mind issues in regards to selling their property. Your choice is whether you believe you have more time or money.
Are the issues trust or risk or speed or price or professionalism or agenda or approval or cause or uncertainty?
Now you have two incredibly important elements: 1 a defined client 2. a what's on their mind priority list. (this list will serve you for years.)
Let's assume the #1 issue was the cost of selling.
You really don't need to be a brain surgeon to know the ad to run with in multiple media systems.
If you do not invest in your own research, you will be investing in someone else's financial growth program.

My experience has been that buyers go online to search out a property... and will sometimes call the listing agnen.. I get a good majority of my Sellers thorugh referrals from previous clients, or repeat clients.
