If you are under the impression all outside of your area who have real estate on their mind are unable to access the Internet, you may want to go old school and rely on 'outbound' marketing.
I find the best buyers are the ones knowledgeable of the community.
I find buyers like to move to locations where they know someone.
I find many take great pleasure in influencing the decisions others make.
I find if you ask for help, it will come.
I find rewarding good behavior creates more good behavior.
In that waterfall of words is one message. Have those who live in the community "MARKET" for you. Empower them with a value proposition.
Plan B is to rely on long tail, followed by 'inbound' marketing.

Do some research into where most of your area buyers come from. Are they retirees ("snowbirds") who come from the northeastern states or the upper midwest?
