In addition to all the valuable responses thusfar, I would write a blog(s) on the area and cover the subject of Luxury Homes and be sure to include that in your writing.  I would then broadcast through FB with a boost advertisement that can be aimed at those in a higher price range.  Social Media give you many opportunities and I would take advantage of all these since that's what they are for!

Get that listing syndicated on Realbird. Follow all of the RealBird steps and post on your own website, here in the Rain, and as many other public portals you know about. 

I would advertise in Atlanta and Charlotte hiking, vacationing, and sporting stores. I would write some posts about the triathalon, retirees bird watching at the State Park  and National Historic Cites. Think educated wealthy buyers who may purchase a second home. What employers have tech jobs paying more than a hundred thousand dollars a year that can afford a second home. 

When I market on the internet, I am marketing out of the area. 

Charlotte and Atlanta.   That's where the money is.

I'm with Diana Dahlberg on this one. Also sell it as an area home with a fantastic view. 

I would market to the major cities in SC and NC. Do plenty of online exposure using keywords that will get your listing noticed.

Get it out on the internet & be sure you've used some great catch phrases.

Do you know where your buyer are coming from? In our area, we get buyers from Seattle, Portland, and the Bay Area. These are markets we actively market for exposure for our listings.

Syndication to third party sites like Realtor.com and Z/T plus your own blogging, craigslist, etc should do the trick. With the internet I am not sure much more target marketing is needed to be honest. People will find it.-Kasey

First thing is if anyone is shopping for a home in your area, they will search in your area. You want to make sure you are found. MLS, 3rd party sites. For external marketing, You need to determine where buyers come from that buy in your area and market in newspapers or magazines as well as creating a good Internet presence.  

Its a judgment call.

If you are under the impression all outside of your area who have real estate on their mind are unable to access the Internet, you may want to go old school and rely on 'outbound' marketing.

I find the best buyers are the ones knowledgeable of the community.
I find buyers like to move to locations where they know someone.
I find many take great pleasure in influencing the decisions others make.
I find if you ask for help, it will come.
I find rewarding good behavior creates more good behavior.

In that waterfall of words is one message. Have those who live in the community "MARKET" for you. Empower them with a value proposition.

Plan B is to rely on long tail, followed by 'inbound' marketing.

There are many national sites I would put it on as well as international sites. Where do most retired SC folks go? Maybe some want to move back. If we were talking North Dakota I'd target AZ and FL Joan Timmerman 

Our MLS covers a lot of area, then factor in syndication and your listing will get marketed well outside of your area. See what syndication is available in your area. if none or very little, consider realbird which has some syndication available.

Well, the Internet is fabulous and inexpensive to FREE for that naturally. But, you may target ads to areas of the world that tend to trend in buying there if you are aware?

Joan - I would imagine a good online presence will find anyone who is looking to buy a higher priced home in SC. You have done good to reach out to agents here on AR as well, and many have provided excellent advice.

There are some good answers below. And I would find out where the buyers are coming from. United Van Lines does an annual study on where people are moving from and to.

What is the absorption rate for homes in that price range?  Are there that many homes sold to people from outside the area?  Why not just market in your own area?

I am looking for condos I can retn weekly in Florida that around around $350K and I go to Realtor.com everyday and then look in Zillow for Fsbos.

You already have a lot of great answers you should also look at any stats to see what location or locations seem to have generated the greatest number of buyers in your area in the past year.. and focus additional attention (targeted marketing) to the top 3-5

When you blog and use the correct key words and long tail words, you should attract buyers from everywhere that may be interested.

I second the blogging and realbird comments.  Outside of that, I don't know your area well enough to offer any good suggestions.

Do some research into where most of your area buyers come from. Are they retirees ("snowbirds") who come from the northeastern states or the upper midwest?  Are they from major cities in the southeast? You might get some data from your area MLS, the local Chamber of Commerce or even from the U.S. Census. Best of luck! 

As others have already indicated. You might also look into the Sunday NYT & WSJ Real Estate sections.

Many retirees from the DC Metro Area are moving south for more attractive home prices, lower taxes and a lower cost of living. Your higher price range may be considered to be a bargain by some prospects.
