In addition to all the valuable responses thusfar, I would write a blog(s) on the area and cover the subject of Luxury Homes and be sure to include that in your writing.  I would then broadcast through FB with a boost advertisement that can be aimed at those in a higher price range.  Social Media give you many opportunities and I would take advantage of all these since that's what they are for!

I would advertise in Atlanta and Charlotte hiking, vacationing, and sporting stores. I would write some posts about the triathalon, retirees bird watching at the State Park  and National Historic Cites. Think educated wealthy buyers who may purchase a second home. What employers have tech jobs paying more than a hundred thousand dollars a year that can afford a second home.

First thing is if anyone is shopping for a home in your area, they will search in your area. You want to make sure you are found. MLS, 3rd party sites. For external marketing, You need to determine where buyers come from that buy in your area and market in newspapers or magazines as well as creating a good Internet presence.

Its a judgment call.

If you are under the impression all outside of your area who have real estate on their mind are unable to access the Internet, you may want to go old school and rely on 'outbound' marketing.

I find the best buyers are the ones knowledgeable of the community.
I find buyers like to move to locations where they know someone.
I find many take great pleasure in influencing the decisions others make.
I find if you ask for help, it will come.
I find rewarding good behavior creates more good behavior.

In that waterfall of words is one message. Have those who live in the community "MARKET" for you. Empower them with a value proposition.

Plan B is to rely on long tail, followed by 'inbound' marketing.

You already have a lot of great answers you should also look at any stats to see what location or locations seem to have generated the greatest number of buyers in your area in the past year.. and focus additional attention (targeted marketing) to the top 3-5

Do some research into where most of your area buyers come from. Are they retirees ("snowbirds") who come from the northeastern states or the upper midwest?  Are they from major cities in the southeast? You might get some data from your area MLS, the local Chamber of Commerce or even from the U.S. Census. Best of luck!
