When I first started I had a written checklist that had everything that needed to go in the file (broker required documents as well as anything else pertinent to the file) along with a spot to market when things were due like title commitment, inspection, loan approval, closing, etc. I put it on the front of my hard copy file and carried that file with me everywhere. Now we have an online system with a similar checklist and are a paperless office, but checklist for me are the way to go. -Kasey

It is important to have a system to make sure you store all your files in the same manner. Having a checklist of everything that you should have in each file is a great idea. Ask your broker, or other agents in your office about their filing system, and then figure out what works for you.

This CRM keeps all things connected, allows post dated (searchable) notes, checklists AND THERE'S more, the ability to print a summary report.
Second, buy file cabinets and lots of file folders.
Third, create a checklist that details every step of the buyer or seller transaciton and use it. ONe in each folder.
