Well, I've sold all but 2 of my listings, so when I did Opens, I can say yes I sold many I sat on. But, in the spirit of your question, I've sold 2 in 18 years that were another agents listing, but my open and client from the open. Open Houses for me and to me, are a complete waste of time.

With all due respect, successful open house events do not involve "sitting" in my opinion.  I equate them to hosting a cocktail party(without any alcohol) where the guest of honor is the property and I'm introducing it to visitors.   One of the most important things to remember about hosting these events is attitude...if you believe open houses are a good marketing tool and they work in your market...you are ahead of the game.  If you don't believe that to be true...don't hold them.  

I have had properties sell as a result of an open house event even though I may not represent the buyer.  An important part of my job as the listing agent is to fully market and expose a property to get it sold for my clients...the seller.   And it has happened on more than one occasion.

Pamela - Well, I have eventually sold the homes where I held an open house, but not while I was actually at an open house. I have gained new buyer clients while sitting at an open house.

I can think of only 1, but have been with 2 cbuyers at an open house when they moved ahead and bought. And one of the homes we bought in the Boston area was at an open house!

I had an open house a few weeks ago where only three couples came (which is normal here). One of them made an offer that night, but it was a bit unusual and didn't work out. I've never actually sold the specific home where I was doing the open house to someone who came to the open house. Not yet anyway.

Yes to both questions it doesn't happen often Pamela Crews but it does happen. On one occassion not only did I sell the house I was holding open but the one around the corner that was not open that day and acquired 2 new buyers from the Open House that settled on other properties within a few months.

I don't like them and thus have been unsuccessful at them. Only hold one when a seller demands it and I can't find someone else to hold it.  Some people make a living at it though.  Everyone has a niche.

In the older days, it was common. These days, not so much as most buyer see online an dsimply request a provate showing, they dont wait for an open house. Most often an open house is good at attracting new clients
