some just don't play this properly.... even in a seller's market, the listing agent should provide as much information as possible to secure an offer that needs no changes...

Sometimes if the home just went on the market then all the showing info hasn't been posted. I choose to believe it is just a timing issue and not an intent to keep the listing to themselves.

I always pick up my phone if I can and return the call if I can't. It's only polite. Haven't seen agents being rude out here yet.

I never put a possession date in my listings. I would rather have an offer come in and work with it as opposed to not receiving an offer because dates don't work.

I always try to call to find that out, but if no response buyers usually want a 30-day close

Unfortunately, Joan Cox, this happens all the time! I only wish Sellers knew that this was going on. It's one of my major pet peeves - and totally unacceptable!

I have an Offer Suggestion list that is in the attachment section of the MLS..perfectly clear on what the seller is looking for although I find agents don't check the attachments!!

There's a reason why around 4% of all agents sell 64% of all homes.

I've not come across this problem, myself. As with any other aspect of an offer that is negotiable, I put in an offer that makes sense for my client and negotiate from there.

Our MLS does not deal with psosession. The contract does and is part of the negotiation. Never a bad idea in this era of electronic contracts delivered by email to call and discuss the terms.

I agree, Joan Cox! I usually call to find out what a favorable closing date would be for the sellers and also to see if there are currently any offers on the table.

I am really confused lately I keep seeing very old questions sometimes anyone know why? Hope you found your answer but I doubt anyone will see my answer since the question is so old

Lately I haven't addressed the possession issue since we now need a lease after closing form that is mandatory if they seller is stay even one day. The form will be sent anyway if they need time to move out and I no longer like to volunteer my clients paying any mortgage days that they won't have possession of the home.

I've had pretty good luck reaching agents, but the MLS info should be complete.

I do not understand the question. Is there a question here or just a thought?

I am just curious...in your MLS you have a place to put when the seller would like to close? Maybe they are just overwhelemed and busy (which indicates they may meed some help) but we also know, sadly, that agents have a bad reputatuon of not answering their phones or returning . It isn't a good practice. -Kasey

Our industry attracts all types of agents - one has to wonder why the sellers choose the agents they choose.

Joan Cox We deal with possession in the offer. Verbal negotiation prior to an offer doesn't mean much in my area.
5,216,509
Some listing agents don't understand their obligations to provide service. They tarnish our reputation.
3,416,038
We have mandatory spots in MLs about being occupied and possession. However the same issue is here where some agents do not answer their phone or email, yet sellers keep listing with these types of agents

Lately here it seems we have to make two or three calls, text messages or emails before getting a response.

I do not leave messages to the listing agent if they do not answer their phone. We have a few here that if they find out the listing you are interested in, they will hold back and try to drum up an offer. Not a very good practice to have !!
1,622,432
It is really annoying. My guess, they took it with a discounted commission on a listing side and hope to double end.
4,319,419
Joan Cox - it is seller's market so some listing agents think that they can dictate the terms.
We should do what is right for our clients.
979,496
Joan - I would agree. Why not provide as much info as possible, so buyers agents can present an offer that may not need a counter. If I have questions about a listing, I want to speak to the listing agent before writing an offer.
4,434,127

It would be wise to put more info into the listing if they are not willing to answer questions.
Maybe dates are not important to them.
1,157,785
Perhaps they only communicate by text, email, instant messaging or meetings in person.
2,684,109
Pocket listing; trying to double end it?
I have a fiduciary relationship with my Buyer; I represent their best interests. If I cannot reach the Listing Agent or the Listing Broker in a reasonable time, I will go directly to the Seller.
