some just don't play this properly.... even in a seller's market, the listing agent should provide as much information as possible to secure an offer that needs no changes...

Sometimes if the home just went on the market then all the showing info hasn't been posted. I choose to believe it is just a timing issue and not an intent to keep the listing to themselves.

I never put a possession date in my listings. I would rather have an offer come in and work with it as opposed to not receiving an offer because dates don't work.

I have an Offer Suggestion list that is in the attachment section of the MLS..perfectly clear on what the seller is looking for although I find agents don't check the attachments!!

I've not come across this problem, myself. As with any other aspect of an offer that is negotiable, I put in an offer that makes sense for my client and negotiate from there.

Our MLS does not deal with psosession. The contract does and is part of the negotiation. Never a bad idea in this era of electronic contracts delivered by email to call and discuss the terms.

Lately I haven't addressed the possession issue since we now need a lease after closing form that is mandatory if they seller is stay even one day.  The form will be sent anyway if they need time to move out and I no longer like to volunteer my clients paying any mortgage days that they won't have possession of the home.

I am just curious...in your MLS you have a place to put when the seller would like to close? Maybe they are just overwhelemed and busy (which indicates they may meed some help) but we also know, sadly, that agents have a bad reputatuon of not answering their phones or returning . It isn't a good practice. -Kasey

We have mandatory spots in MLs about being occupied and possession. However the same issue is here where some agents do not answer their phone or email, yet sellers keep listing with these types of agents

I do not leave messages to the listing agent if they do not answer their phone. We have a few here that if they find out the listing you are interested in, they will hold back and  try to drum up an offer. Not a very good practice to have !!

Joan - I would agree. Why not provide as much info as possible, so buyers agents can present an offer that may not need a counter. If I have questions about a listing, I want to speak to the listing agent before writing an offer.
