If the buyer agent is not perky, confident and cooperative, I go into what I need to know along the lines of proof of funds and lender on-board.  I have called lenders and will call banks to make sure my client is protected

We need pre-approval or if financing from the sale of another home, proof that the home is in escrow - and we commuicate with the listing agent to verify where the deal is and assurance that it will close.

There is no "one size fits all". In many cases, just the pre-approval letter if I know the agent and her track record. It's not up to me to dictate where they get the loan or what kind of a loan unless the closing is stretched out.

I want to verify with the lender that the pre-approval AND the buyer are solid. There is a LOT riding on getting a home Closed and to have it fall through due to financing can often be avoided by a quick phone call to the lender prior to the seller accepting an Offer. In this day and time of multiple Offers on nearly every listing, sellers can be selective...and that lender call can make a difference!

A competent lender.  That's what I want.  Unfortunately, as a listing agent, I can't dictate which lender a buyer chooses.  The most I can really do is get a cross qualification.

Proof of Funds of course, loan approval letter, preferably DU Direct Underwriting Approval subject to Appraisal, Title etc.  A RE/MAX Company in So. Ca. was fined millions of dollars for loan practices. Our company no longer wants us to ask for our choice of lenders to review credit worthiness of buyers.  This means limit contingency removal to 17 days and pray.

John we do the best we can to really vet the buyer. If I know the agent and it's a top agent I generally know they've done their job but we still vet out the appropiate infor we need to protect our sellers.

John - I do not feel it is my place to ask the buyer, or buyer's agent for anything else as the listing agent. I trust that the buyers agent is professional and doing their due diligence on their end.

It frustrates me when I am working with a buyer and the listing agent is asking for all sorts of documentation from the buyer, like employment info, income verification, proof of funds, etc., and sometimes even before an offer has been accepted. I believe that presenting any financial information to the seller or listing agent could put my buyer in a compromising situation when it comes to contract negotiations, etc. The buyer is not working with the listing agent, and neither is the lender, so why should the listing agent ask for more than what is required per the purchase contract. I don't even believe a listing agent should be talking with a buyer's lender due to confidentiality, and again, could be an issue when it comes to negotiations.

Here is just one example - If listing agent discovers buyer has plenty of money by talking with buyer's lender, and buyer is asking for repairs on the home inspection. Listing agent could easily play hardball and just tell buyer if they want the home they will have to pay for all home inspection issues, as seller will not pay for any repairs.

Proof of funds along with a conversation with the lender.  If a lender reaches out to me first that can be a positive indication as is the lender who answers his/her phone and/or responds quickly and competently.   Past performance of the lender, if available/applicable,  is an important factor too.
