Mixers and Community Events. Just get out there. Meet people.
Do NOT pay for leads period.... Generate your own. My Active Rain blog attracts more leads than any source for me except referrals from past clients. Post your picture, write your blog and promote it on Social media.

I suggest sitting on cooperative agent's listings as Open House Events and get your name out there with directional signs (Signline.com) You might be surprised and get a sale or two at the Open House Events. Caution! Partner with another agent at these events.
Do not be afraid to do door hangars in a farm area, start small.

Network, prospect and get out in your local area.
You've been a REALTOR for two years and don't already know? Knock on doors, hit the streets, join community organizations where you can network, speak with lenders, give your "elevator speech" and a business card or two to everyone you meet.
Work, work, work. It won't fall in your lap and you won't become rich by starting a facebook page.
Face to face networking is effective and the least expensive thing you can do.

And I stop at #1 and #2 - Sphere, past clients and vendors.
- Work your sphere
- Work your vendors
- Do an open house every day of the week
- Do call time or office time every day of the week
- Become involved in at least one charity (volunteer)
- Join at least one networking group
- While you're doing your office time and not in front of customers/clients, blog, blog, blog!
You don't want to buy leads anyway - build your business the right way. Be sure you work AT LEAST 40 hours a week on the above tasks. Good luck!
