We can never be too careful.  Yes I practice safety. 

1.  My office always knows where I am going

2.  I get a call in the first few minutes of arrival so that I am able to alert of any trouble

3.  We use a buzz word so that they know

4.  I do not park in a driveway where I can be blocked in

5.  I never go in the basement with a client I've met for the first time (if it is a man)

6.  I never take clients in my car

7.  I stay very attentive to body language

8.  I trust my gut

I trust no one and my husband accompanies me on all showings now.  I've had too many close calls and having him shadow me saved me, even from clients I worked with previously and with their wives and family in tow!!

I know every buyer I show property to.

I have their preapproval, their info and I've met with them at least once in my office.

ALWAYS. Even as a man, i bring a 2nd person to some vacant properties. I always back in so i can pull out. I always walk behind people or so that i can see them. I test doors before walking into a vacant home. I have pepper spray and a license to carry. It is not over kill as some one did try to rob me with a knife once in a 15 unit building, it didnt end well for them. Always better to be safe

Yes I do. If I feel uncomfortable at the first meeting (which is never at the property) I make sure I have my father go with me or another broker. I always let two or more people know who am I with or where I am going. Being a smaller stature woman I refuse to make myself an easy target!

Always.  I am mindful of my surrounding. When I entered a home I lock the door behind me. I never show homes to people I don't know.  PERIOD.

I don't ever meet with strangers away from my office. I never park in a driveway where someone can obstruct my ability to get away. I always lock the front door behind me once I enter a home with clients. I don't sit open houses where strangers come through who have not been vetted... and the list can go on.

I highly recommend for everyone who has an iphone  to keep Find Friends on, so your loved or trusted people know where you are at any moment. Also, research about a new client EVERYthing, use pipl, google, etc. etc.

Yes, yes! Always meet buyers at office first, if I have not met them before. Copy ID, tell office where I'm meeting them, drive my own car. Go with another agent, if I am still anxious. Set timer in HOMESNAP app.

If the client is referral are new client, these things follow, clearly mention your office mates which place going for  , don't allow your client in your car, speak clear and brief,if you are going for late evening or early morning , made long place just take one of your officemates are your friends or spouse.Always alert when you are going out for home visit buyer.Last but not least clearly analyze your buyer needs and intension.
