Yes, or stay in a house they know they don't want for an hour placing their furniture. I learned after a little while to tactfully reign it in and move on to the next house.-Kasey

Unfortunately I have. Now if it's not the home or yard for them I move them out as fast as I can. I'm going to waste my or the homeowners time.

Paul I bet I did in my early years but I got over it. I keep buyers on track and if it's on to the next...well then let's go.

Oh yes... I had one who would spend 30 minutes in each house looking at every last little thing even if they knew up-front it wasn't the right home for them. If this business has taught me anything, it's patience!

LOL YES! I got a call from a gal who was a friend of a friend - HAD to see a couple of homes in a particular neighborhood. I knew her through our group of friends, vetted her minimally (about timing, pre-approval) and when I arrived to pick her up, she had two other friends with her. Of course, they wanted to go along too! No worries - the more, the merrier...
SHE (the one who HAD to see the houses) exclaimed at the end of our tour, "We just love to window shop! We sure did have fun with you today!"

Oh yes, I have had those. In fact when I first got in the business a friend of mine wanted to look at houses. Her husband wouldn't look but she said if she found one she really liked, he would look. Off and on for years we looked. She never foudn one he would look at. She even had the nerve to tell me it was good practice for me. They never bought anything, moved out of state and FSBO'd for 3 years and finally sold it. I never made a dime.

It's called time wasting! It's baffling why, when they know it's not right. I always let them know that they should not feel badly, even if we drive up and it's not the one - I don't want to waste their time, mine, or the sellers'.

I call those types attention whores.
Once you identify the behavior, have a talk with them to get them on the right track. If they insist on continuing with unproductive activities that are a waste of your time, cut 'em loose.
I'll give people some leeway for a short period of time, but I won't let anyone make me their b!tch.

Yes I call them 'the shoppers'. When you follow up years later they still haven't bought. They love the idea of looking around. I think they can't make a decision.

YES! They moved on pretty quickly but I have heard of agents that get stuck with clients that just enjoy looking at homes that were outside their price range, area, or wants. If that happened to me I would tell them to move on.

I think sometimes the buyers are worried about offending me, since I took the time to make the appointment, etc. I let them know at the beginneing of the day, that if they dont like it, we need to move on. I agree that we need to keep them on track. Fun FUn

Yup! It can make you nuts!! I now be sure they know at our first visit, "there's no minimum time we have to stay at a house; you won't hurt my feelings if you don't like it as soon as you walk in. That's when we move on to find the one you DO like".

Yes sure lots of people do that but you need to have conversations with them and explain the TIME factor for them... but also that you are in a business and need the time to be productive
979,496
Paul - Yes, and I have discovered that some of these clients are not actually interested in buying so I have had to cut them loose.
5,868,372
It is way too busy to have these type clients, would have to have a conversation about time allocation!
634,482
I let them look on their own at open houses (after notifying all the agents involved that they are my clients). I don't play tour guide for lookers but am available if and when they get serious.
1,502,888
No, I kick them to the curb or just flat out tell them "you ruled it out already, so we aren't going there."
900,108
Yes, I had one that opened every closet and drawer and asked a million questions, only to tell me when we got done that she would never live in a home that had "that kind of driveway"... which she clearly saw BEFORE going into the house.
216,904
One may try, but I tell people (upfront) that I am not a tour guide. Nips it in the bud.
3,344,906
There are times when a client loses focus. I redirect them ... this is a 3 bedroom home ... you a 4 bedroom ... let's keep our focus on what you want and need.
1,725,996

Had a relocation guy once who had a list of 22 homes he wanted to see from 250,000 to over a million. Over a cup of coffee admitted he went to all the open houses he could see every Sunday.
I arranged for another agent! He did not sell him a house!
4,800,082
Oh yes, and then the ones that walk into a home and say up front that they don't like it. Yet, still spend a half hour in the home going over all the problems. Let's move on.
1,622,432
Absolutely, I have clients and just maybe-one-day-to-be-clients just like that. They love going to open houses, so it does not bother me, I just ask them to disclosure our relationship to an agent. I recently had a first time buyer who wanted to see ''everything''....it was very time consuming and she had no idea what she really wants and I'm not sure she ever will commit...so those relationships did not work well.
