No because I let them know what the status is. And in a multiple offer situation I have the seller initial, on the offer, that it was presented on a specific date and rejected. Good question because I think there are issues sometimes

In California, there is a line in our purchase agreement where the listing agent and seller confirm the offer was presented and rejected.

I have questioned agents on it, especially when my offer was ignored and the property sold for a lower price to a customer who was being served by the listing agent.

No, but I have questioned a seller because I suspected she was trying to prevent any offers. Sure enough, four people submitted offers, one of which came from the listing agent herself. She had the winning bid. Curious, isn't it?

Yes.  They then called the seller directly.  They then had their license suspended for a short time when I reported them.

Yes indeed they have & now I do it by both phone & email. Pretty much proof & time stamped there. 

There is a paragraph in our contract where the seller can sign to reject the offer with a date & time but no one uses it ever.

 However, I had an instance where my Buyer's offer was not submitted (the LA wanted both sides of the commission).

No never. They know because I've kept them in the loop during the process and let them know the end result as well.  If they didn't win the bid I ask them if they'd like me to call them in case the contract in 1st fell through for some reason.

I have questioned whether the other agent submitted the offer.  The response to our offer was the listing agent crossing out the offer with a big "rejected" written across initialed by the agent, and an addendum signed by the sellers giving the agent the authority to reject offers on their behalf. We did ask - did the sellers even see the offer?

I had a pushy, desperate young inexperienced agent who in my opinion was getting bad coaching to insist on proof after I said I did more than once. I took her offer, wrote across the entire front page these words R E J E C T E D and had the seller initial it. Faxed it in and never heard from her. Antagonizing anyone in this business is the kiss of death...guaranteed
