Yes and Yes.  Not only do I provide refreshments, I provide lunch.  Before the broker's open, we all meet at breakfast and pitch our listing on tour.  I always say who is catering, and to come between 11am - 1pm.  I get a ton of agents and it only costs me $90 +/-.  I use this info at my listing presentations too.  Usually I have plenty of leftovers that I take home and feed to the kids for a few days.  

A lot of agents have lottery's for dinner out, or bottles of wine.  it is very common in our market.

    I don't host them.     I do attend some that are hosted by other Brokers, not so much to "see the house", but to meet and greet others in the business. 

     Typically the LA gets a lender to co-host, they have a drawing for a $100 gift card.  The LA has a local restaurant cater the food and beverages.

      Is it worth the money?  Maybe for a builder in a new subdivision with a model home, but I don't see the ROI for one listing, even a high-end house.

When they are eating, that is my time to make my 'pitch.'

What is special about this house that a walk-about did not reveal? Any special incentives? Time to introduce the collaborators. What can the visiting agents project to their audience? Do collaboration opportunities exist through services you control? Any GREAT tools or resources to share?

Otherwise, this open house is simply on the entertainment circuit.

We have a bunch in this area. I have found if you are in the right market, the home does not last long enough to have a broker open. In this area, once you get over $500K, the marketed property may take a bit of time to sell.

On some listings, yes.  Did one on Good Friday that was well atteneded by agents with their clients.  Did have cookies out.

Criteria is: if the seller asks, if the property is one of a kind, or if the property is hard to show or appointment with agent.

For some listings. I don't do them below $1M. We have Broker OH tours. We have very specific tours during the week. Public open houses are on Sunday. Broker open houses are for specific types of properties in a specific price range in specific hyper local neighborhoods. There are usually 5-6 properties on the tour. There may be several different tours going on at the same time on a given day. One property on the tour serves lunch and one serves dessert. The refreshments are catered courtesty of a lender or title company.

They are done in the area but mostly for the high end homes; the food is generally sponsered by a mortgage person.

I do not attend as most of my buyers are in the mid range of pricing.
