Many factors come into play in selling horse properties.  Fist of all, the properties are to be target marketed as well as marketed to the general public.  I have had listings go under contract ranging anywhere from within 2 weeks to over a year.  It pretty much depends on pricing, location, condition and amenities.  The best would be to target market the property.  Wish you the best.  I would be happy to help you if you get stuck.

Ok you are in Park City Utah. Love Park City BTW! One of my daughters lives in Logan, which is in my top 3 favorite places in the world! 

This is really market driven. 

How popular are equestrian properties in Park City. When I think of Park City I think about snow and skiing. So you have overcome that when featuring a horse property there. 

We don't take horse listings for less than 12 months. We have one that is listed right now, being shown like crazy, no offers. There is a reason for that. I can explain more later. 

But most equestrian properties stay on the market a long time. If you don't have any showings, at all, wait until late spring, then lower the price. 

We have lowered our last equestrian listing from $1.9M to $1.5 M. It will sell around there. Ask more questions, I would be happy to answer them for you. Katerina

From what I have seen it can take some time, and networking with other agents here or around the country who are in this niche could be helpful. It depends, and it varies here from a few months, to 12+ months depending on size, location, and price. Also, many horse people over estimate what their fencing, barns, and outbuildings are worth, and they also have a habit of targeting other horse people and marketing the property specifically as a horse property, and, they use the potential income someone could get from the property by boarding and training to justify pricing the property higher than what it's really worth. I've seen that strategy add to extended DOM and expired listing more than once.

Analyze local sales data to determine how long those sold in the past two years took. 

Look both at properties with similar attributes AND those at the equivalent price.

Those are the facts to share with the property owner.

Now, what you were hired to do is market the property and get it in front of as many eyeballs as possible.

That is where your tracking of level one and level two showings will reveal your marketing is working. Effective marketing will result in level 1 and level 2 showings to be 10 times monthly sales. That means you've done your job and need to assure the owner they must be patient or, compress the time-line with a price adjustment.
