I have lived through all kinds of upturns and downturns and have no doubt I will survive more in the future. Cycles are simply a fact of life.

I read your post. Not 100% in agreement with Bank of America being the sole 'patient zero' of the crisis, but going with it.

My grandmother on my mom's side lived to be 97 and I inherited a lot of her cooking ability. Never cooked an owl, but I can make a lot of different kinds of pizza and a red sauce that'll make you wanna marry me. (my dad actually assisted in that education, taught by his mother who lived to be 88.)
As far as survival in lean times . . . I think any of us that have been licensed longer than 15 years already know. And we're still here. It's always cyclical.

Been around for 37 years and rode the waves and still swimming. I don't see the future to be any different.

Annette, I started out on foreclosures and short sales when I entered the business in 2009;   I am now  better prepared if that is where we will be heading again.  Bring it on!

By the way, in our neck of the woods we like to bake beans with our owl.

I don't think we will have one but things are going to change if inventory does not 're-supply' itself soon. People are not selling so move-up situations are not possible.

There is no doubt at some [oint interest rates will come up enough where buyers slow to a crawl. For now market forces are keeping the rates lower due to a lack of new mortgages due to low inventories and no more refinancing with the higher rate. I never stopped selling foreclosures, part of my business is still in REO and when it flips, i am already ready to run with it. Being Independent allows me to adjust more quickly than a corporate structure

I doubt it will be happening this year or next, but after that I would not be surprised to see a massive number of reo and short sales. 

I live in a rural area and hunting is in my blood...not starving here along with a large garden.

Actually, what popped into my mind when I read the title was, "Wow, how does one cook an Owl?" You never know when that information might come in handy.

It is a good idea to have savings for slower periods.

I've been in this since 1978 and I've seen everything including builders hanging by their fingernails and others losing their last dollar.... the days of the Resolution Trust Company (government owned asset management company).... I know how to handle every market situation.... there was no worse.... losing equity is one scenario....losing it all is another.....

Never ever ever have I eaten or thought to eat an owl... but I would imagine you cook it like most birds.

Up, down, makes no difference.  Just the price points and finding qualified buyers.
