I geared my strategies (especially on homes that have been sitting on the market) toward comments from buyer's agent. For example, needing updates or overpriced.  Then it's easier to convince the seller that I'm not the only one with the same thoughts about the property. On new listings I market, market, and market the homes.

Anything will sell if you under-price it.

But I prefer to read my prospect, find out their needs and then emphasize those points as I present my property to them.

Unfortunately with the way our system is set up this personal sales approach is seldom possible and you will need to have the nicest property in your particular price bracket to get it sold quickly.

I don't believe I understand your question... getting properties sold is not a one-trick pony. It should be a entire marketing, staging, and pricing strategy with many moving parts to expose a home to the broadest cross section of prospective buyers.
