it's totally personality driven.  And I take cues from them.  I recently sold a house where I was at the listing appointment for THREE hours.  Elderly lady who had lost her husband and had a lifetime of memories in that house and she needed an agent who would listen and taking loving care to explain why she wasn't updating anything before she moved, but had priced to give the right family the opportunity to make it their own.  And last week I got one that after they showed me the features they wanted a price and wanted me out. When I said, "oh I don't have a price off the top of my head, I'll want to comp this out" they were good.  Today I'm going to get the listing signed and have their home photographed. I take my cues from my clients

Silvia it depends on how well they know me and how many times we've done business together before. Some just want to sign the papers and move forward, others that need more info we'll go over the full blown preso or a smaller version - whatever seems best in that moment.  I am prepared either way - and typically they've already received the comps.

I do very little formal presentation and more of an interview and walkthrough to find out their needs.

At the end of the hike i summarize their needs and how we can solve their problems and meet their objectives. 

Then hand them an agreement to sign.

I haven't done a formal "presentation" for a long time. Sellers, who mostly already know me or certainly know of me,  just  want basic information, mostly about pricing. They don't even ask me HOW I'm going to sell it. Just signed one like that yesterday. We've talked a couple of times over the phone but we have never met.

Seems they just want a short conversation and then right to the nitty gritty - what's my home worth and what do you charge to get me that. Some are more interested in spending time talking, some want the details almost right away.

I spend minimum amount of time give them a suggested price and make a few home improvement suggestions(cost effective).  I don't want to waste their time. They merely want to confirm the price and what is the commission and what can you do for them...
