I had a client that had a title issue several years after closing and I directed him to the title insurer. It turned out that the claim was past the statute of limitation and the matter was dropped.

Everyone buys it. As far as claims, I know of one within our brokerage in which we recommended and the buyer purchased extended coverage around the same time everything crashed and we had new construction and partially completed homes which became REO. The owner purchased extended coverage for mechanics liens and surprise- one showed up and saved them $12,000 on their extra $200 purchase.

Personally, yes.  It was resolved with great effort.  Took a resolution from the Dallas City council to fix it.  The previous 2 owners had built a pool half on their property and half on city property.  Took 7 months to resolve.

Yes!  The insuring Title Company had to pay off a $10,000 unpaid lien that was missed during the close of escrow.

 File a claim?   Yes.   Title company got a prescriptive easement for a "landlocked" buyer.   They had a local Judge grant it, in writing.

Yes and quite often. A couple of recent issues were a missing release of mortgage on the old owner. One of the bigger ones was a number missing on an extra lot that went along with the home. Everything was resolved quickly
