My staff and I are the professional photographers.
Nothing fancy, just basic $150 cameras or phone cameras. Take lots of shots and pick the best out of the batch.

I always hire a professional photographer, as I believe it is a huge disservice to Sellers if the home is not marketed in the best light possible!

Never the phone no matter what anyone says. I have a good camera & I do them myself. Some people should hire out as they just can't take pictures.

Invest in the shooting irons for still and video, drones and produce your own. You are at the property, sat down with the seller around the kitchen table and are the one uploading to the MLS, all the other portals. Who best knows the property than the listing agent. Video trumps the pictures when you get serious about marketing connection and engagement. 60 "photos" per second with sound delivers your buyer to the property any time of day or night, no matter how far away they are or what the weather.

Cell phone marketing is only for social medias and it works great. For MLS and all marketing you have to make sure you have the best pictures shot and printed preferably by a pro.

Professional photography is a must with so much of our marketing done online. If your property doesn't show well, buyers will not be interested.

My belief is that a gap remains between the professional photographer and the real estate photographer. One has an artistic view while the other a realistic one. I will take my own with a camera and have a professional bridge the gap.

It depends on you ability as a photographer. Actually a cell phone camera is better than most point and shoots, but either a pro camera or a pro photographer is best.

Although I am a photographer, I am not as good as a professional who specializes in real estate high definition and owns expensive equipment, with extensive formal training. So yes, I hire a photographer for every listing because my sellers deserve the best.

Better to have a pro do the picture, but in some hot markets, homes are selling without pictures.

We have two Nikons, and take hundreds of photos and do much editing. Occassionaly Kat's big iPhone comes in with a back-up photo when needed in a pinch. We'll use a pro for the bigger properties, however.

Hire a professional! But first, take a little time to find the right one. Look at the sample images on their website. Look for natural balanced lighting and clean straight lines. Avoid over saturated or heavy contrast looks and ask if the your photos will be shot and processed in the same style as the samples found on the photographer's website.

Hmm, 'Why not hire a caricature artist to make a line drawings that depict the assets of the house?"
That's actually a good idea. Buyer gets originals as closing gift.
