We have Showing Time available to us through our MLS but nobody uses it (or not many anyway). It's common practice for the buyer's agent to call the seller or tenant directly to make an appointment to show so I don't think it has caught on because it seems like adding extra steps and unnecessary parties to the appointment making. -Kasey

We had CSS for years and the mistakes just kept building - then when we changed over to ShowingTime, I wasn't initially impressed. However, I have to say, once I got used to their system, Mimi, I LOVE it! The phone app is wonderful - you can notify sellers when you've left the house (great for those who work from home), you can schedule after hours via either the APP or online and I've had VERY few 'mistakes' made with this system, compared to CSS.
Oh, and my clients love the ability to view their showings online too!

Again I'm intrigued by the differences in markets. It is a violation for a Buyer's Agent to make direct contact with the Seller. In a normal market, even trying to track down a Listing Agent to get an appointment set would be a nightmare. In our current market where we are getting dozens of showings the first day on the market for a reasonably priced house, there would be no way to keep up with the multiple phone calls for each showing. Mimi - I have never used CSS, but our MLS added ShowingTime a couple of years ago and I think it is fabulous. It allows you to grant Go & Show showings (but you still capture all of the agents and when they intend to show) or you can require approval from the owner/tenant due to small children/pets. I haven't had a single complaint about the system from any of my sellers and as a buyers agent I like that I don't have to track someone down to show a property.

Tallahassee went to Showing Time about a year or so ago. Agents still have not adapted to it. The violations occur when an SA ignores the showing instructions that are in the MLS.

We use ShowingTime now & we've set it up so the BA's can make their appointments with a click on our MLS. It works great. Staff has stopped pulling their hair out & is off meds now.
We've tried to make it as hassle free as possible. So click for appt, Sentrilock when you get there or system gives them a one day code.
Seller downloads ST app & it keeps them abreast of what is going on. They think it is cool for some reason so .... ok I guess.

Showing Time is so much better! With CSS I have to pull up the listing to get the MLS number and then call, and often wait for, a CSS representative to answer the phone, look me up, give them the MLS number, wait for them to confirm, usually with a call to the seller, and finally schedule a showing. With Showing Time I simply click on the link in the MLS listing, select an available time, and wait for confirmation. So much easier!!
