Probably the time I misstepped and hurt my ankle. Nothing was broke but it still took six months to return to normal. 

All I remember right now is when I fell off a ladder twice. In both cases, you are introduced to overwhelming feelings of helplessness presented in a surreal way. I remember wondering how it would all end on the way down

We have had 2 fires over the years, one just a few months ago.

I had a break in and total the whole unit--insurance claim

The seller took a  xanax and went to bed, she forgot to turn the faucet off in the master bathroom and woke up to flooding all over the townhouse.

Idiots who built one of my rental buildings put the water heaters on the 2nd floor - of course when they leak the water goes through the floor and ceiling!

in a two family listing I had many years ago, the boyfriend shot the tenant.... what a horror show... 

 Tenant knocked over a barbecue grill and burned the back porch off the house.

AC repairman got bit by tenants dog.

Knock on wood the worst was when a dog that shouldn't have been there bit me.

Dropped the front door key and it slid between the decking...and gone.

Even when I listed 'hazardous' properties, no accidents occurred....unless you count the time the 'investor' looking at a untidy foreclosure opened the refrigerator. Six wraps of duct tape stopped a recurrence.

Now, when it comes to murders, assaults and criminal misuse, well that is a different story. The 'family plan' attached to the refrigerator offered by a local bails-bondman should have been a clue.

Just reading your story made me shiver, Nathan.  Never any "accidents" but the tenant turned the heat down when they went away for the holidays and the pipes froze and burst... flooded the entire 4-plex.  A tenant from the 4-plex across the parking lot called me when they saw water coming out the upstairs windows.   Big bucks for the insurance company to relocate tenants and renovate that building.

The worst was a tenant who fell off a deck stairway, she admitedly told those first on seen she was staging a stair fall and slid right off. 

A deceased young man. My listing was partially vacant, and one of the sons would drop by once in a while and sleep over when really tired because of distance to work. One day, checking on the property, I found a young man, but not the son, a friend of the son, deceased from an apparent drug overdose.

None, thus far, thankfully! This is a story I wouldn't want to have to tell myself one day.

Besides a FIRE ....water damage that happens particularly while the property is vacant.

OH MY, that would be awful Nathan.    Don't think I can top yours!

Had a home inspector crash through the garage ceiling and land on his back. Sad day for him. Injuries and damage to repair.

So far they've all been trivial bumps, scratches or slivers, thankfully!

Ouch, hope she's okay. I only had equipment malfunction e.g. well pump or pool pump.

Ouch!  Luckily nothing like that for us...

I had a contractor fall through the ceiling of sellers, not once, but, TWICE! Thankfully no lasting injuries - well, except for the damaged ego!

In my personal rental someone broke in and burned it down. The police never caught them. Oh yeah, that wasn't an accident, it was intentional.

Counting my blessings.  I've got nothing!

Hotwater heater let go and caused the wood floor to buckle throughout the first floor of a townhome. AHS warranty covered the damage!

When the earthquake hit in Los Angeles.  Although all of our listings were visibly fine, they had to be inspected and deemed safe.  Our office buiilding did not allow us into the building.  A

wow & I bet that story is not over. Can't say that I have anything that eventful.
