You say you worked with this buyer, yet they have not seen the property? How did you work with them?

Cheesy? Yes, but it sounds like this is your listing, in which case you need to focus on your obligation to the seller...to sell the property.

      Have you showed the property to this Buyer before?  Do you have a written Buyer Broker contract with him?  Is there any chance of procuring cause?

Real estate is challenging, have to go with the flow.

This is certainly one of the challenges of the real estate business.

It does happen. And it is frustrating. Sometimes agents are local and sent you the offer out of the blue. You still have to present that offer.....

Andrew Mooers - I do receive them - and I ask for pre-approval letter.

Any house I show gets an exclusive signed or we don't look.  NO issues then.

If you've been working with him, you have procuring cause.  I'd call the other agent and read them the riot act.

Another good reason for a buyer broker agreement.  I'm becoming more and more warm to using these.

Sounds self imposed, for lack of questions, paperwork and vetting.

You just have to decide if the risk is worth it.
