Cheesy? Yes, but it sounds like this is your listing, in which case you need to focus on your obligation to the seller...to sell the property.

It does happen. And it is frustrating. Sometimes agents are local and sent you the offer out of the blue. You still have to present that offer.....

If you've been working with him, you have procuring cause.  I'd call the other agent and read them the riot act.

Another good reason for a buyer broker agreement.  I'm becoming more and more warm to using these.
