It depends.  On the market.  On a particular neighborhood.  On the price range.  On the specific type of property.   It is not uncommon to hear similar stories to the one you share --- it can take a lot of patience to be a buyer sometimes -- let alone their agent/lender.    Good luck to your clients.

Tight Inventory? No kidding! Ten years afer the big crash we are in the new normal. One can look to many reasons why but the graph below is for Sonoma County, California--"Wine Country", one county above the Golden Gate and neighbor of the famed "Napa Valley" (but we have a coast!). Inventory down 76%, sales down 36% while our average price has soared to $1,444,000 and median at record high of $625,000. Tight huh?

As with everything else real-estate related, this is a question that is definitely dependent upon the locality. Here, while inventory is on the lower end, it's nothing like that scenario you proposed.

Fixer uppers are the most popular in my hood too. Everything that looks a bit lower than a market value gets a lot of attention, especially houses in good areas that can be expanded and improved.

CA has been in an inventory shortage since 1999, it was just delayed in it's full impact by the crash, but it's simple math: more people are born into CA or relocate here than houses are built, hence a shortage.

Good to be a seller or landlord here, tough to be a buyer or tenant.
