I think reasons 1 & 2 more agents don't invest is because many agents can't do the math to figure out if a deal makes sense, and many agents are not operating profitably enough to have $$ to invest.

20% of agents make a profit and have figured a few things out and earn enough to simply stay in business.
10% of agents make a profit of sufficient size to save some for the future.

I'm neither an agent nor a real estate investor. I do own my own homd though.
I would never choose to invest in real estate due to 1) I think there are much better long term investments w/ higher return, 2) real estate can (and has been much more volatile...and I prefer to have liquid assets...so I can get to them when I want to/need to, 3) real estate investing is not passive and takes a lot of work to do it right...and I'd rather invest that time into something that I'm better at and will have higher return...so that I have more savings to reinvest. 4) I don't want the headache. And, yes, I have seen lots of it from customers.
To each his or her own. I leverage my strengths (and my MBA).

I've often voiced my opinion that this is the only business where "insider trading" is legal. We are pretty diversified, but have a few rentals that we picked up for cash and fixed up. Definitely wouldn't want all my eggs in one basket, but I do enjoy the rental property.

On the fix/flip side we make more money on commissions in the time and financial investment it takes to do those. On the rental side, we have had rentals and we sold them last year. We will buy more in the future, but not now. -Kasey
