Make a stock video extolling the wonderful amenities and features of the community. Upload it to Youtube and when you have listings there, update it to include those listings. Buy a URL that's recognizable for that community and use it for landing page, then direct calls to action to that website. I hate wrapping and advertising on vehicles, but considering how limited you are, you may want to put one on your back bumper with that website URL.

You can sell a home without a sign as long as your marketing is targeted and specfic.
Your sold for the builder so you should be steps ahead already with your buyer list and personal contracts of those who live there now.
11 years in the development total? You live or work there? Did not understand but either way you should have a good understanding of the community and that should be another feather in your cap.
Sounds like the signs are not the issue. Get out there and network. You have a great foundation to build on. Good luck...

If you can't have a sign, no one can!
You CAN send out coming soon, just listed, under Contract and sold postcards to the residents, reminding them that if they know someone they'd like to be their neighbor, give you a call, etc.
That said, online and radio is really the way to go to land buyers in that niche. Ask Liz and Bill Spear how they do it - they pick up tons of buyers from their blogging efforts in that very same niche.

In Florida 55+ communities, and all their craziness, is not uncommon.
Are you are licensed real estate professional with access to the MLS?
Are you an agent but not a member of the local mls association?
Are you the owner of the property and needing FSBO help?

Team up with lender who may want to cobrand flyers, start a newsletter.
Are they allowed to do garage sales? Get HOA to approve a area garage sale which you organize and gte permission to put up signs and flyers. Sell it to the HOA Board that everyone empties their garage, thus adding parking spaces.

I don't use yard signs to generate buyer business and in many of our townhome and condo communities signs are not allowed (even in windows). I market broadly via the internet which is where 90+% of buyers begin a home search, including the 55+ crowd. For me, signs are very last century. (Of course, I cut my teeth in real estate in NYC where we sold a ton of it WITHOUT any signs or MLS or at that time without the internet.)
