OK, I get that you are new...

But what did the broker of the office promise you that was so good you decided to go with them?

A franchise office is worthless if there is no training for you...Make an appointment with the office broker and bring your list of questions.

From the basis of your question, I think you need to make sure that the firm you signed up with has some solid training for new agents. Do you have buyers to whom to show homes? If you are a member of MLS there is nothing to stop you from showing them.

1. Talk to your Broker about where he/she can help you here.

2. You can show other listings but you need buyers to show first.

3. You can ask other agents to host Open Houses for them, but first get an Open House plan & conversion strategy.

4. Your phone won't be ringing so ask about "Floor-time or Floor Duty" get answer the phones.

5. Build a database of everyone you know: Name-Address-Email & Cell # for future marketing.

Good Luck!

Helping you find your way home.

Speak with your managing broker, and work on a plan.  Your broker should have had a discussion with you as to what your first steps should be.

If they've just left you to your own devices, I'd say you're probably with the wrong office. You need training and guidance.

Maybe you can find an agent in your office who seems to be doing things well, and see if they'll mentor or guide you.

Good luck.

Please don't beat me up!

When a child reaches for the pot on a hot stove that is not the time for diplomacy. How you take 'tough love' will determine how this story ends.

You have some ground to make up.

As a real estate agent you ARE a small business owner. Its all on you.

EVERY new business owner, through out the ages, has been required to create a business plan. They needed to describe if their business was selling cucumbers or drones. Where will you get the product, what will you pay, who will you sell to , at what price, where do the customers live, how will your reach them, what can they afford to pay, overhead costs, break even point, 90 day 12 month goals.

You are unaware there exits 100's of ways to make a living in residential real estate, but you are going to be a buyer agent because that is the 'failrue plan' the system has in place for the unprepared. This system will strip you of $12,000 and in two years kick you to the curb. That IS your tough love outcome.

Don't like it, then back up and start over. Maybe you need to  beg borrow or steal a copy of my book, "GET ON THE RIGHT TRACK."

You broker has committed to engage you in a transaction with a mentor who is experienced in implementing your plan. Oh...you have no plan so the broker made no commitment...PERFECT.....for the broker.

Then, use your 1st week to mine the data in the MLS or tax authority website to create a database of your preferred clients and their locations. OH, that was part of your business plan.....and you have no plan.

OK, then mine the mls data to create a data base of the communities where your ideal homeowner lives. Create a five year historic record from which you will create your marketing material, add your commentary and offer a solution that appeals to the profile of this ideal client. Oh...that requires you to have a plan.

Are you starting to see the problem?

Lets say you go with your, 'showing other agents listing' plan.

What do you plan to say, present engage, offer to those who cross the threshold of that house?  "And here is the kitchen!" OMG!!!!

It is going to take you a week to get your feet firmly standing on a plan.

You are already in a plan, a failure plan imposed by your broker, but you better get your own plan.

I will give you one really actionable instruction. Talk to a mortgage lender and a car dealer and ask both what is the top 3 obstacles to overcome.

Those are the 3 SOLUTIONS you need to present to buyers visiting the listing of other agents that will start the creation of your buyers list.

Trust me...it is all about the lists.

I hope the information contained was of greater value than the pain endured.

Best of success,
Annette

These are great questions, and should be directed to your broker.  Your broker should also have provided you with a policies and procedures manual which ideally should answer these and other questions.

You can show others agents listings but I doubt they would need you to do that.  You could offer to host open houses for them.

You need to concentrate on getting you own sellers and buyers.  Write a business plan, set up a daily calendar, set up a data base with everyone you know, and prospect every day.  If you don't have a business plan email me and I will send you a simple template to fill out (richardweeksrealtor@gmail.com)

You should find a mentor. Figure out what your skills are and then offer to help successful agents with their listings. Maybe you're really good at social media and marketing. Maybe you're really personable and could hold their open houses for them. Find out what YOU can offer THEM and then work for them for free. You will learn a lot and if you do well they may bring you onto the team.

First, Congrats!!! I have had my license for 3 months now. I interviewed with KW and a smaller broker. I chose the smaller broker and it the best choice for me! I started with my sphere of influence. People that I know have been so gracious in choosing me to be their realtor. Post on social media, announce to your friends and family that you're a realtor and would love to help with buying, selling and renting. Be open to rentals, it'll get you some money and experience. Offer to hold open houses for other realtors, make sure people sign in at the open house and follow up with the open house guests. I make it a point to talk to 20 people a day, anywhere and everywhere. During conversation, I would just make small talk and let them know I am a realtor and give them my card. You'll do well!
