I use a flier box with a "sorry we're out of fliers" sign and then a text rider for instant info and photos as an alternative to the paper flier...which were never there to begin with.

I don't... people use those to eliminate homes not select them. Have never once had a call from a flyer in a box... but I do get calls from my number on a sign.

I do not.  I want potential buyers to contact me for more info so I get their contact info!  I used to print them and I still usually print less than 20 copies to hand out to specific people I think may know someone who is interested in the property, give one to owner, and I put one in a property book inside the house.

I stopped using flyers about 2 years ago when I began using the text riders. I do still put them inside the house for a buyer or agent to pick up. I love being able to capture the phone number of interested buyers.

Paper flyers were never a great idea unless your intent was to waste a lot of photo copies to litter the nearby yards.

I am glad that every home now has the needed details with a few clicks of the smart phone.

John West - no flyer box from me.

The rider with a text 'yyyy' to 'xxxx' is a better way to capture the lead rather than giving away free flyers. Just my two cents.

Wow, as a new Active Rain Member, I am blown away by all of your feedback and comments. Thank you! I so do appreciate all your insight as it really helps me on this topic. Based on what I have experienced, and your feedback, it seems like the best use of time, technology, and ways to capture leads and convert them will be for us to continue using the text feature and sign riders. Again, thank you for your insights!

The typical real estate agent fliers is a waste of time, energy and a perfectly good tree.

However, a flier that has traceability is an invaluable tool.

The fliers I use not only as a little about the house but presents the reader with three options corresponding to where they are in the buying process.

Fliers create more activity from buyers and sellers, for me, than Active Rain.

If an agent does not know how to use a flier, I suggest they spare the tree.

Yes. Some sellers still prefer them, and there are still many places with spotty cell phone service, so texting and accessing internet from your phone is not possible. Just don't put all the fliers in the box at one time. Give a supply to the sellers, and ask them to add them as they see the box getting empty.

Sometimes it is NOT about havng success with a marketing tool but demonstrating to the Seller that they may be overpriced. Also it appeals to an older cohort who still cling to paper as their main method of research or reading. Most decent MLS systems have mapping tools and others that allow someone just to point and get information from their smart phones. If I give the Seller 20 flyers and they are gone in a week with no offers I point this out to them. Same as if you had 10 shows and NO offers. Somethings wrong!

We did try the flyer box one time and the flyers were picked clean by neighbors. When replaced, the moisture in the Florida humid weather caused them to stick together and become a very poor presentation. We use text signs and they work much better and capture the info on the requestor.

My brokerage does not as they got sued before when someone broke their ankle on the sidewalk and claimed the fliers were the reason he got out of the car and therefor the reason for his broken ankle. And I think this may help weed out the serious buyers. If they're really interested they can call or look it up.
