    I don't like to recommend anyone, including lawn mowing services or handymen, unless they have the required license, and are insured.   Somebody could sue me if they weren't happy with the service.

I once found that the buyers of my listing were using an inspector whose license had lapsed.  (Yes, I do check to see that the inspector is licensed.)  Since our IL contract requires inspection by a licensed inspector, the fact that the inspector was not currently licensed would have given my seller justification to deny any requests based on the inspection.  Fortunately, there were no major requests, and the deal went smoothly.

our contracts require an inspection by a licensed professional inspector... but I don't believe that agents are held liable for recommending non-licensed inspectors.  At least, not yet.

Interesting. Home inspectors in California are not licensed! However, the good ones do belong to an association, much like a REALTOR.

I believe all inspectors in NC must be licensed. I can't imagine an agent stupid enough to track one down who is not properly licensed, bonded, and insured per state regs.

The buyer can do whatever they want.

Attorneys can hold accountable ANYBODY as long as somebody else is paying for their time.

When someone is looking for others to blame, don't place a great deal of confidence such requirements will be a defense. In Florida licenses are a profit center NOT an assurance of quality service for the consumer. ANd the state will not be denied their money.

Buyers have the right to waive their home inspection, have an "alternative home inspection," or have a "professional" home inspection. We never recommend anyone but professional home inspectors.

I always suggest my buyer to get licensed inspector. If they wish, the buyer can sign a document and not get an inspection at all.

In NC & SC inspectors we recommend must be licensed. If the buyer brings their own, unlicensed inspector (typically a family member), I have them sign a waiver, Jeff Pearl.

Not aware of such a law in CT. It is not mandatory to use an inspector ( some buyers choose to waive that option), or use uncle Joe, who "knows this stuff" to take a look,  but anyone calling himself an inspector must be licensed.

According to government source we had a home inspector who's license expired last Dec who got killed for playing fire at Rep. Steve Scalise near VA.
