ISA stands for Inside Sales. First of all , an ISA is not only used for cold calling and lead gen but also for warm calls, and setting appointments. In most states it is totally legal for you to hire someone either in person or virtual , to set up appointments for you. That is all an ISA is really doing, getting the appointment. 

Many agents don't like to cold call for leads. And I don't. However , just because agents don't like to do it, and just because many don't do it, that does not mean that it does not work. 

AND it is not crap. It is a very viable and effective marketing tool as long as you are adding value and helping the person you are talking to. 

IF it was SO CRAPPY- then Ben Kenny would NOT be the success he is!!!!! 

That would also mean that Bob Stewart's mom is doing something crappy and SHE IS NOT! She is a good person doing great business! 

Bob's mom  joined Ben Kenny's team, the first thing she learned how to do is to make ISA calls. They have the phone dialer. Every morning for 2 hours the team shows up to make cold calls. 

The VERY first day after she got her license about a year ago- she made those calls and landed her FIRST listing from those cold calls and also had a few more leads to follow up on later!!! How is that for your first day in the business!!! 

As long as you are adding value to the person you will do great. 

You can hire ISAs but I would make sure that you have someone who can lead from the heart- I don't like the scripts to be rigid , but flowing and flexible. 

One of the brokers who we run FB ads for - has a licenced real estate agent as her ISA. She is a dynamo!!!  She already converted 6 leads from a little over 100 leads. 2 of those were listings! Most were double deals meaning the lead had to sell and to buy. Then today she just texted me that she converted another lead who again is a seller and a buyer. ISAs  can rock your world! 

I have some good ones on my team if you want to investigate the outsourcing part.

No, not in CA if you just need help with calls, emails, records, ( negotiation or price discussion are not allowed) ~  no RE license would be required. Some agents I know use out of country help and they are very happy with price and professionalism of those aids.

Regardless of whether or not it is productive, if every assistant or marketer had to be licensed less would want one.

I would skip the broker and go to the STATE...read up on the state rules regarding what an assistant can do.

As I understand it, anyone can call, do telemarketing, stand at an open house and provide pre-printed material, and even unlock a door, but they cannot discuss real estate or answer any real estate questions.

I don't know what an ISA is but assume it's some sort of assistant. I don't have anyone call my clients, just me, so I haven't had to worry about this. The best thing to do is to listen to your broker. I wish you the best.

I would not go against what your broker says. Find out your real estate laws and allowable tasks for unlistened assistants. Then check out MyOutDesk or Upworks or Pamela Cendejas for VA's. -Kasey

If your broker says they need to be licensed, look for agents in your area to help you - agents who don't want to sell. Ask other trusted agents in the area if they know of someone.

       We don't use that term in Florida, but the concept is the same.  The Florida Department of Business and Professional Regulation, Division of Real Estate sets the requirements for licensed vs. unlicensed assistants.

    Check with your Broker, and see the Department's website.  Consult an Attorney for legal advice.

You need to follow the instructions of your broker and licensing requirements for such people differ from state to state for assistants. Brokerages might also have more limitations regardless of state laws to reduce their liability.

All that being said, why in heaven's name would you have someone else call your past clients. That should always be your job... they are your clients, afterall.

What do you want to hire someone from the International Surfing Association which is well known as the ISA? It seems like you are saying your "ISA" is to be your assistant? CA law states that without a license, there's a limitation to what a persona can discuss with the public regarding a broker's inventory, paperwork, etc. I looked for a referral to a licensed assistant to do so and found one that way through trusted Realtors and my Broker.
