It depends.   Really it does.

If it is a new listing an open house event may be the first time it is available to see and I may have expanded hours(12-5pm).  These events can often have people waiting to see a property.   It is accompanied by online/offline marketing.  And usually lots of directional signs.  

Typically open houses are two to three hours in length.   The busy times vary based on a number of factors.

Typically 2 hours - 1-3 on Saturdays after kids' athletic events or 1-3 on Sundays after church. 

I had 2 agents hosting open houses yesterday - one opted for the 10-12 slot and the other 1-3. The 10-12 open had very few visitors - the other one from 1-3, traffic never stopped!

Not a fan of open homes. When I do host ... typically 1-4 or 1:30 - 4:30. The absolute best time would be when the perfect buyer walks in and makes an offer.

Sundays  1 - 4 are most common here, but some agents do 12-2, 2-4, or 1-3, and some do same times on Saturdays during football season. Serious buyers will find the house with or without an open house.

When I do them I do them for two hours.  Our local standard is 3 hours.  If you schedule 2 hours, the buyers prioritize yours.  I either do 12-2 or 1-3 on Sunday.

It all depends on my clients and what works best for them. If it is an empty house then generally 1:30-3:30. I couldn't say what is the best time for traffic as I have had a lot of open houses with no traffic. Then are times where I have had people through from the time I start to well after I am suppose to be done.

In my area, traditionally, it is 2-5 pm and 1-4 in winter times( does not really have too much sense since we do not have any winter). I'm hosting today 3-6 pm to escape a bit our Valley heat.

We do a 3-hour Open House, and it's usually afternoons - yesterday we had 3 groups come through, and the temperature high was '110' - so 'never say never' Coal Infantino.  One time we did a morning Open House (not in an age-restricted community), and no one came.  This was a family neighborhood with a school nearby, so we figured we might see some Moms about, but did not.  I do know other realtors that do morning Open Houses, but have not heard their feedback.

When I hold open houses, they are usually two hours, starting at 1. I figure lunch is done by then, people are out and about running errands/etc at that time anyway. I also think if someone is truly interested in seeing the house, they'll be there between the advertised times, whatever they may be. An hour is probably long enough.

Years ago when I did them, I'd experiment with times in different hoods.

I like weekday evenings in high traffic areas, weekends for harder to find. I did 11am-2pm on weekends.

In Erie, PA most opens are 1-3. Traffic depends on many factors, price, location, interest and sometimes the weather or other events such as July 4 or Super Bowl Sunday

Commonly they are  hours here, usually 1 - 4 or 2 - 5 on weekends. It's been quite a while since I have hosted one. I know some agents list evenings during the week, say 4 - 7, to get people coming home from work, etc.

Once again--it depends. Weekdays can be compelling--especially if the open house is on a street to a school. Get the parents picking up the kids. This makes for a short duration open house. If it is well placed consider weekdays as many relocation folks are here during the business week and may head open to visit the family on the weekends. Also, a sneak preview earlier than the standard time for neighbors works. We did a large "mail-direct" invitation to a large agricultural area for a high end property JUST for the neighbors and got tremendous turnout and great upper end leads. Also, agents looking for buyers give yourself a raise and hold open higher priced, well located properties.

I find it so fascination how this group of all star agents always handle the same topic so differently.  Thank you for all the input and I am planning to use a few of your strategies in my own marketing plans.  

I typically run my open houses from 1-3. This allows for people to get out of church, wrap up brunch and get there in time.  I find that the 2 hour window funnels people into this time frame and makes my time more productive.  I prefer the buyers seeing each other to build a properties desirability.

The only time I change the window of 1-3 is football season.  I check the local schedule and plan around the home team.
