I prefer a sellers' market - not like the one we're in now but, a near-neutral sellers' market.
Why? If you have sellers, you can move through some inventory quickly. If you have buyers, they understand the need to get off of the fence and don't spend a lot of time pondering - nor do they have a ton of homes to tour before buying!

There are "Seller's Markets" and there are "SELLER'S MARKETS"! According to NAR and CAR a normal market is 4-6 months supply of invnetory. Here in the Coastal regions of California our MSI (month's supply of inventory) is way below that. Here in the "Wine Country" of lovely Sonoma County, our MSI is 1.5 with a Days on the Market (DOM) of 33 days a 40% DROP over last year! I'd prefer something on the other side of insanity myself!

This seller's market is a great time for sellers to get top dollar for their home. But, it's not as simple and sticking a sign in the yard. The right Realtor will get it sold fast and with the maximum net to the seller.
