I inform the Seller of any activity on the house.
Would I fill out out a lease? No.

People have called asking if the seller would rent the property that's listed for sale. I ask the seller, seller declines, I ask if they want me to let them know if anyone else asks about renting, they say no and it's all good.
I've never received a written offer to rent a property I have listed for sale. Phone, text or email inquiries only.

Yes, I would tell the seller. Chances are if they have it for sale they don't want to rent it out. Our vacancy rate is around 0.5% they would have no problems renting it if they want.

Up to seller if they want you to report potential renters to them. Sounds like they prefer to sell if that's what's listed. You should already know ahead of time what seller wants you to say to rental inquiries.

Is that part of your listing service? I know our listing contracts have a section to handle a lease but we are not obligated to use that part if we are not offering leasing services. The dilemma is that the seller may feel like that is information he should know so I would probably share it.

I agree with Jeff Pearl--we should already know if our seller has any interest in renting (and should have a listing agreement to that effect too) and have direction from them what to say to callers who inquire about renting the property.

I might mention it to the seller in case we have trouble selling the house for some reason but I'll tell the person calling immediately that it's not for rent it's only for sale because that's all I've been hired to do and that's all that's been discussed between my client and I but I may keep their information for the "just in case factor".

My agreement with my sellers is for sale, not for rent. If they're also interested in leasing, I would also have the property listed for lease. Your obligation is based on your Contract with that seller/homeowner.

I would ask the person who wants to rent what the price is they would offer to rent the home for, so you actually have some type of offer. If not, the next questions from the seller would probably be "well, what could I rent it for..". The renter may not even be in the right ballpark.
But if the renter said, Hey, I want to rent this house so badly that I will pay $3000 for it, when normal rent is $2400 then there might be a deal to be had.

No. If the house isn't for rent, it isn't for rent. We have mandatory a yes/no box in the MLS "Will consider lease" (for sales) and "Will consider sale" (for rentals). That's all the info you need right there in my area.
I've never had someone ask if a house could be leased, but I have had (mostly agents) call and ask if I'd be willing to sell my rentals. I have a fun "I'm the owner and agent and if I wanted to sell it, I would have listed it for sale myself" response.

I would let the seller know of the request, but I would not assist in the potential rental paperwork or research anything connected with the renter. My obligation is outlined in the terms of the listing agreement. We are hired to sell the home, not rent it.

Technically, no. If I have a listing contract to sell it, the instructions from the selling client is to sell it and not rent it. (Unless seller-client tells me otherwise). So I tell the caller that sadly it's not for rent - which it is not.

It's a conversation I have with sellers at listing, and in almost every case a lease doesn't allow them to move on with their lives so I already have the "No" answer from the seller for when I get those calls. And if they're interested in a lease, I've marked MLS accordingly. It's rare for us, I think we've maybe done two leases in a dozen years, and neither of them turned into a purchase. Bill
