Yes, I have. In the past three years, my own home warranty has:

  1. Replaced to A/C units for a total cost to me of $200
  2. Replaced a $3,000 GE Advantium Oven for $100 cost to me.
  3. Repaired the built-in downdraft on my professional Viking cooktop (about 4 hours of labor at a total cost to me of $100).
  4. Repaired cooling function on my fridge at a total cost of $100 to me.

There was more, but that is all I could think of. My warranty has more than paid for itself. And I haven't even gone into what has been done for my clients (when they remember to actually use their warranty).

Actually, yes.  I have had clients who have had several thousand dollars in claims paid, as a matter of fact.  I had a listing a couple of years ago where the seller took out a home warranty to convey with the home as well as cover them while it was on the market.  

 

Fortunately, we had a pre home inspection done, as well, so they could get repairs done before it went on the market because two days after the warranty went into effect, the boiler malfunctioned and although it took the warranty company rep some effort, after they intially denied the claim, they eventually paid up.  In that case, we were lucky we had the home inspection report showing the boiler was in working order earlier, although they never asked to see it.

I've had very good luck with American Home Shield.  Never denied a claim.  I recommended that all my sellers provide a home warranty with the sale. And, I carry a policy on my own home.

Frequently.  Fidelity, First American.  I've had several plumbing repairs done two weeks ago on a rental of mine.  I've had serious work done on another one last year.  I've had new water heater & circulation pump plus serious AC repair work on my house.  $75 for all.  I don't use AHS because they are the worst at paying claims.

I haven't had any recently but I always suggest them. I know when I sold real estate in Florida people forgot they had them! I started to send out quarterly reminders and that gave me one more touch!

It's one reason I gave up on them for my properties - more aggravation then it's worth

I still recommend them to my buyers though and use them in negotiations for my sellers

Yes, AHS has come to the rescue multiple times. Once when a water heater let go and ruined a parquet floor and another time when an HVAC unit gave up the day after closing! Other times also!

Biggest two were:

HVAC.  Replaced everything except the ductwork.

Water heater.  New unit, installed.

Buyer/new owners paid $100 deductible; they had to use the provider that the Warranty company sent.

To my knowledge, they do not "pay claims"  in the sense of cutting checks, homeowners does that, they make repairs and replace appliances and in that vain, yes, a few times. AHS. They are sometimes a multi-visit process, but my clients use them successfully from plumbing to HVAC to new appliances when repairs are not an option.

Yes, most of the times they pay, unless it is not covered or ''preexisting conditions''. Sometimes they try to terminate warranty if the claim is too large, but if you involve an attorney (typical for my hood), they have no choice.

I had a home warranty on my first home and successfully had an air conditioner replaced that was worth 4x the warranty. But I know many more that have not. It's a gamble,  just like any insurance program, and the house always wins.

Best way to avoid the fight to get these paid is to just not buy the insurance and do your own repairs if needed.

The one that my clients mostly use is Old Republic. I get quarterly notifications of repairs paid. They replace HVAc, appliances, water heaters, big ticket items. I have never had a client complaing that the warranty company refused to pay a claim.

Everytime I've had them pay out for a claim for my clients, it has been after I took it up the ladder.  At the end of the day, they are an insurance company and only make money NOT paying claims.
