I do not know anything about brokerages in Utah.

However, this is a personal preference. Everyone has different needs in their business which is why there are so many brokerages and so many different business models.  Of course the broker should be knowledgeable, available and honest. But what are YOU going to need?  Mentorship? Coaching? Training? Office Space? Signs & Business Cards? Leads and clients handed to you? A Team? Receptionist/Transaction Coordinator Available? To be left alone to do your own thing? What is most important to YOU? Once you know that you can start researching what brokerages have to offer and start meeting with their brokers to see if you will be a good fit for each other.  Good luck! -Kasey

No one can truly advise you on this; know what you want, expect and need and go find a match. Look for training, support and a broker with an open door; it's all I can advise a new agent without knowing him.

I would interview with both small and large, franchise and independent brokers. Determine what is best for you. Ask what they pay and what they charge. DO they give you leads? For me i see franchises having more formal training but send you on your own often. Small companies have more training by having you accompany them learning by doing.

Making FLORIDA Real Estate EZ

In Provo Utah? Other than the social environment, real estate in Utah is sold and purchased just like in most of the country.

As a new agent you are in a race between industry predators and the balance in your savings account. The predators want to separate you from $12,000 of your hard earned dollars as soon as possible. Your role is to not allow that to happen. So, I need to ask, "What's your plan?"  They have a plan, which includes the brokers you will visit. You need a plan also.

Without a business plan how can a brokerage be of any benefit to you?  They will simply take your money, toss you into the deep end and watch to see what happens. 90% of newbies never see their 2nd year anniversary, and leave $12,000 poorer AND owing an IRS bill.

My advise to the newbie looking for a franchise to join is to stick with the facts. Those things that can be MEASURED. Objective criteria to measure offices not subjective vapors and illusions  that the words they say have any meaning.

You need the answer to two question and two question only. Of course you'll need to dance a little to get to those questions or you will appear 'too business like' and not so much like the typical real estate agent.

Those two questions are:

#1. Total transactions sides for office in past 12 months.

#2. Total number of real estate licenses in that office. (accept no alternative number such as producing agents or active agents)

From these two questions you can derive ALL of the important issues such as training, compensation, culture, systems, market share, trust, and support.

And more importantly if there exists a snowballs chance in Florida this office has what your business needs to meet the income objectives of your business plan.

You need an objective measure not a subjective measure.

Starting your business should begin with the facts, but you still need a plan, a business plan.

It is highly likely you do not know how to use the response to those two question to reveal the fabric of the office.  That should compel a follow up from you.
