25 years... I've survived very successfully in all kinds of market conditions. Most of my business is repeat and referral and it's less affected by market conditions. In my worst years in 2009, I still did six figures in commissions with 90% of my business coming from my sphere.

The RIGHT CHARLOTTE REALTOR!

I hadn't been in the business but, a few years when the recession hit. 2009 was my worst year - I Closed $5M in sales (had 2 in college so, I HAD to figure out the market quickly)!  So, I focused on short sales, doubled my business and Closed over $11M in 2010.

It was horrible - I worked pretty much 24/7 but, was able to keep my boys in college, which was my primary focus...well, that and keeping food on the table!!

When you don't have anyone else to depend upon for income, you just make it happen!

I actually got into real estate just as the market was crashing. Our market doesn't have big swings like other areas, so it slowed down and even went backwards a little but we didn't have tons of foreclosures or see drastic price reductions. Besides, I got into property management and it's been growing like gang-busters!

Let me see now...is it 'Deprication'  or Depreciation? Never seen a market that 'droped'. Seen them dropped though. Then there is that hard 'sopt'. Still we did make it 'though', er, I mean through.

I was there when God made dirt.....well it seems that way.

How does one make it through the roller coaster rides of the real estate business?

1. Rely on ones ability to react.

2. Rely on ones ability to forecast.

One dives under the wave while the other rides the wave.

When the big waves come, it is hard for everyone. Those who survived did not let the first failures to dictate their future. Success is built on failure.

I barely scraped by but I made it out a lot better than other agents. I pretty much lost everything & had to start over. It was just too long to recover even moving to a different market of buyers only.

The best time to get in is when the learning curve is steepest, the lessons learned to survive are never forgotten. Because you work hard for every listing, every real estate sale. 38 years of re-inventing the list, twist, sell. Rates were 16.5% adjustable starting out. First home I bought was 12.25% and thought what a great rate... it is all relative to the market you have to work with... adjust your sales.

17 years. Markets are always cyclical, even if this one was dramatically so. You create multiple income streams, unrelated to each other. I freelance wrote during that time, did a lot of BPOs and had a couple of other sources of income to keep going. Plus, most importantly, a great referral network and regular/repeat clientele.

I have been in the business 17 years, seen a few ups and downs. I am located in an oilfield generated economy area. Things are slow when the price of oil is down. I have survived because I own my own firm and operate out of two rooms in front of my resident which saves a lot of money.

Strange question. I got in the business in 1980. Rates went to 21% the next year or two. I never knew it was to be easy. There have been ups and downs. That is the cycle of the financial world. You make your way through it all if you are going to succeed.

I'm not sure I understand the question. Do you mean loss of value (as opposed to the accounting term for depreciation)? If it's loss of value, we just deal with it - price accordingly, but it's a bigger shock to the sellers.

18 years licensed, 30 in the business.  Like all things, real estate has gone up and down in value.  Over time, it goes up.  Homes that I could have bought new for under $300k a decade ago are now selling for $900k.
