Land sales are my specialty also, but homes are often easier and more lucrative.

I have been representing only home buyers, for more than 25 years and would never think of changing. Exclusive buyers agents work in offices that never list property.
Buyers come to us since we have no conflict of interest and never pretend to represent both sides...we never represent sellers. We find buyers what they are looking for, without any games or BS. We are un-handcuffed truth tellers...
Those that think you have to "list to last" are in the dark ages. With the internet, it is easy for buyers to find you.
NOT TO MENTION...that the need for a listing agents services is starting to diminish. Seller can list their property on numerous sites without an agent...the "typical" listing agent is also loosing control of their information...and it is getting worse for them.
Savvy buyers however, will always need a dedicated agent to guide them through the nuances to a smart property investment.

I market in search of land.... I waive the commission on the land and sell the land to our builders..... we want the many listings that result for every subdivision...

Whatever suits you best. I've worked some niches that others won't. What works for me may not suit you.

I would suggest that you just do general real estate for a little while, and then figure out your niche as you go along.

Scouting out land (assemblage) for developers is lucrative. Residential sales are predictable and solid. Income property plus management gives a good return and consultations are always in demand

Google the three circles of the Hedgehog Concept. Find a niche that you are passionate about, can be the best in the world at, and also makes economic sense.

Explore a bit.Talk to agents who do various niches of commercial and those who do onsite new construction sales among others. Take the time to pick what you enjoy

The income must justify the cost of holding to a license.
In NYC about 60% of agents are showing rental properties. The property management fee is 12-15% of stellar rent. Business like liquor stores, warehouse.
An agent became a licensed burial plot salesman going to nursing homes. He actually bought 80 plots (avg plot retail $20K) and live off his markup. Different license but needing E&O insurance because of fraud.

I am a traditional real estate broker and have been so successfully for 25 years, so really don't look at things that are not in my wheel house. Oh and by the way, just because I'm a traditional broker I'm by no means typical.
