HOA's are nothing compared to condo rules. Most HOA's are loosly run and cannot dictate like the condo's can.

Before I read the continuation to your question, Nathan, I thought of the pet restrictions we often see. Animal weight, restrictions on the location that people can have their pets...all seem a bit overbearing to buyers.

Prohibitions for parking a non-commercial pick-up in the driveway, yet every other home has a huge SUV planted int he driveway. Why?

we have very few HOA in our area, except for condo communities... and the worst is to not allow pets!!!  

Have not really come across any that I would call "worst." At the end of the day, anyone buying in an HOA community must read the CCR's and know what they are getting into. If you don't like certain restrictions, don't buy in that community.

There are many intrusive rules.

One of our local communities prohibits truck parking. It makes it difficult for those who drive pick ups or vans for their jobs.

Usually I think the ones that impact day to day life most are about PARKING

Not allowing the "Stars and Stripes" to be displayed year round on one's home/lawn.  There is a newer subdivision here and their HOA is involved in a lawsuit.  The plantiff, an older military vet wants to proudly display his Amercian flag tastefully, in good condition and all the time from his front porch.  He has been told by the HOA that he can only display the flag on certain holidays.  Problem is that the HOA guidelines are not consistent and some of the designated holidays don't make any sense, like allowing display of the flag on Father's day(?).

No verdict yet on the lawsuit against the HOA but my money's on the vet.

Had a buyer move into a condo complex that forbidded smoking in your own condo!  

The rule that HOA officers must have a Napolean Complex.

Well, that is better than not allowing pets at all, and BBQ, or wood floors, etc.  

Some HOA rules are ridiculous, but a time limit on when you can walk a dog seems over the top.

I serve on the board of my HOA and some of the rules are just ridiculous.  Hopefully I can make a sensible difference in my community.  

The ones that are not enforced or selectively enforced ... board members can do it but others are sent a violation letter or are fined.  

I encountered one that said no children under 12 and no dogs. Yes and it was not a 55+. I explained that my client, with her handicapped son and his service dog would be purchasing here and I'd like a front row seat to the court case when she sues their ass over this by-law. She moved in with no issues and the rule has since been modified.

There's a condo complex that doesn't allow Realtor showings on weekends.

The worst HOA rule is the one that allows them to exist.  I would never invest in anything in one.

It's been a long time since I've been in an HOA.  I can't recall any crazy rules, but then again I don't pay attention to many of those.  Yes, I put my trashcans out a day early!  I'm a rebel that way. 

Garage door left open more than fifteen minutes

No barbecue with wood fire

Watering lawn only Wednesdays

No smoking inside 

No dogs over 25 lbs.

The management company get paid 3% regardless of who or what brokerages sell the real estate. Of course, if the on-site company executes the sale, the additional 3% is not in play.

That is very effective in discouraging outside agents AND controlling values. 

No lock boxes or signs on properties

Property cannot be leased for the first 6 months of ownership.

Most I have read in my area are very reasonable in and not hard to stay in compliance.

While there are many, my favorite is the right of first refusal when there is no rentals allowed. Can't live in both places, so what's the point?

The maintenance pulled my post with active listing and trashed it.

There is one agent who has his post year around often with "coming soon-no inventory" but not others. 

I called the HOA office they have never got back to us.

Tip of the iceberg is the rule...the people behind it are the real trouble
