I have more buyers saying, "Do not show me a house with a pool" than those that actually want one. Here they are only used maybe four or so months a year and many people think they are more trouble than they are worth.

If someone DID want a pool and it was black, they wouldn't be happy.

When I list REO properties with pools, they're almost always in horrible condition, I suggest they get it "fixed" prior to listing, then take pictures.

The one you posted today was scary.  I think it might be a good idea to post a photo of it in any condition so the buyer isn't surprised when they walk to the back yard.  At least they know going in what they would be dealing with.

If closed perhaps but only if clean.  If the pool is filthy ... keep that photo in the drawer with the cluttered homes and toilets with the seat up.

In my market, the snowbelt of Lake Erie, a pool is NOT an asset no matter the conditon. Too much liability, work, expense for maybe 3-4 months of enjoyment.

If the intent is to 'un-sell' the house then all detrimental images should be included.

If the intent is to 'sell' the house, put on exhibition those things that inspire. As we all know the house for sale that has no kitchen images has communicated what needs to be known about the kitchen.

As for that mosquito breeder, I'd keep in under-wraps with a remediation estimate in hand.

Now why would one do that?  Pools are drained here if they are left unattended. The city will go after the owner or bank if it turns green and it becomes a mosquito breeder. Neighbors will turn them in - I would.

They only show the good photos. The fixer upper has a front shot put a string around the pool. Cost to fill it is about 3K+.

If it's an "all-ugly house" I shoot it all and post the photos.

If it's a nice house with a bad pool, I would not shoot the pool, but I'd leave a remark in the MLS so it's not a surprise.

You can include the photo's, but would need to disclose condition. Someone who really wants a pool and has a vision for it might buy the property, but expect some discounts!
