"Compared to what?" You need to know what you're being compared to. Sometimes the price is "higher" but not "too high", if there is greater value. Value does not always come in a tangible measurable form and you need to educate people how your product or service has more value... in one or many ways.

Thomas J. Nelson, Realtor,CRS,e-Pro It's hard to dispute facts displayed in a well written valuation. Be willing to walk away. If they call you back, you've made your pricing point. If they don't call you back, you've only lost a potential listing that probably won't sell. Here's something I learned a long time ago, "I'd rather turn you down than let you down."

If the consumer puts price first and stays on point on that then nothing will change their mind until the lowest common demoninator fails them and then they understand service.

Value is not what one hold sacred within their minds but is what others have deemed worthwhile.
"Your price is too high?" (response)
"What do you consider an appropriate fee?"
Then it's my turn to determine value.

There are 3 types of Clients. Ones that will only deal with the cheapest, ones that look for a value, and three want the most expensive because it makes them feel elite. I find that when a client is looking for the cheapest The whole transaction will be difficult because they are looking for a paper pusher not a full service Realtor.
Don't take it personal. Don't cheapen yourself or your service. Don't hang your career on one client.
For Sellers I ask them if their goal is to net more in there pocket-why does it matter what fee they are paying.

I get to this subject all the time and I get confused where the public gets the notion we have no value at all. I guess it's the same as paying a garbage man more than a school bus driver.

Are you referring to list price of a home or the commission you charge? My sense is this is an objection to commission.

You have to talk about it some more to understand what's really behind what's being said before deciding. Could just be an attempt at negotiation

As Debe Maxwell, CRS wrote. The statement is too general and deserves clarification thus putting that consumer on notice that specifics are necessary.

I tell the seller. "The market is screaming at you that your price is too high. We've had "X" amount of showings in 10 days an no offers." I'll back up my statement with surveys I hand potential buyers to fill out, along with digital surveys from Showing Time - all which point to the home being over priced.

If their values are illeagal or might cause harm to others - I'd stop working with them & Report them.
