Showings are down on listings across-the-board. However, buyers are still struggling to find their dream homes.

Hopefully this bit of a back back-to-school slow-down will allow more homes to come on the market and we can start getting caught up. This thinventory is killing us!!

It's more that the Federal government shuts down, therefore all our government employees, or government contractors, go on vacation this month.  August is like watching tumbleweeds drift by.

It does seems a little quieter. But August is usually a big vacation month here, too, right before school starts at the end of the month. But DOM is still pretty low.

Yes, my husband I I were just discussing that. Not sure if it is school related or market related. Tbd. -Kasey

Competition has increased but the market is doing well

Low inventory and unrealistic sellers pricing their homes way above market value is not helping matters. This has been one of the slowest summers I've ever endured!

     We are coming to the end of the "kiddie condo" buyers for Florida State University, and also to the end of families desperate to get into high-rated public school zones.

no, on the contrary....we have many listings coming up....three next week in mls and more new appointments next week...when school starts and the kids are out of the home during the majority of the day, the homes are easier to show and homeowners realize that....  

Not at all.  Full steam ahead here in San Jose and Silicon Valley.  

No, I don't think it's because of school. There is an overall shortage of homes & if they don't like any selection, well there might be some time for they are out again looking.

No, that doesn't happen for about 3 more weeks traditionally here, however its a different year, no slowdowns in the usual places and short when they do occur here in La Jolla Coastal, I've been twice as busy as last year.

Back to school?  Kids don't go to school until after Labor Day here.  August is vacation season and that's why things slow down for houses...but totally heat up for home improvement.

Seems very busy here, but then school does not start for another 4 weeks.

I think market sentiment is buyer's are not going to overpay.  Sales slowed way down May/June feels like the rush started early and then later then normal...Now is good.

Hard for me to say as I'm as busy as ever and can't speak for the entire market.
