FHA and others are currently filling the pipeline of future short sales. Lowering qualifications, increasing allowed DTI.

I don't have the vision and can't predict. I like knowing that I can get out of the business anytime I am not enjoying it.

I have no clue. If I could predict the stock market, I would not be in real estate!

I'm not one for doom & gloom but, I do remain keenly aware of our local market - any shifts can be indicative of the next adjustment. The Great Recession was horrific across the nation and thankfully, Charlotte was among the last to bottom out and the first to begin recovery. There are still areas who haven't recovered fully across the nation.

That said, I don't have a crystal ball but, awareness is key to being prepared for any swings.

As for the stock market crashes: 1929 to 1987 (58 years), 1987 to 2000 (13 years), 2000 to 2008 (8 years) - we've already been 9 years since the last one so, are we on borrowed time?

I am preparing for one right now.

  Early 2018.  It's going down.

Unless something catastrophic happens in the world I don't see a "crash" happening in stocks or real estate of the same proportions we've recently experienced. BUT things happen in cycles so I would expect corrections to happen along the way AND, there are those that believe we are near the end of a business cycle. So the short answer is withing

I leave predictions like that up to those with crystal balls.

As soon as the stock market crashes and prices of gas go up... we're good to go into a real estate crash. Let's say next summer for sure.

Oh my heavens.  I don't want to think about that.  I want to focus on positive things and let that energy flow.

2-3 years.  I think if there is a stock crash, it'll take the RE market with it.  A lot of buyers are tapping into their 401ks for funds.

I am living in the moment. No predictions.

I do not predict crashes, I follow cycles and trends.

Historically they happen to some degree each decade, but the likes of what we survived hadn't been seen since the Great depression, so there's the indicator.

I expect people get tired of worshiping public companies & their stellar stocks and go back to fundamentals. Timing is immenent. When stock valuation is down I doubt few can afford downpayment ($250-400K) locally.

When a missle is found full of Kimchi sauce over HI air space you will see panic and sudden slow down in economy.   Housing will impact next.

It is not on my radar screen yet.

Barring a natural disaster (the entire ring of fire erupting in a massive way) or Kim Jung Ding-a-ling responding to his Nepolian complex or the disaster awaiting DD for shortening their name, I would expect smooth sailing well beyond the start of the year. At that time my crystal ball must be reset.

Then there is that perspective thing. What's a crash?
If you lose all your money, its a correction.

If I lose a thousand dollars, it's a crash.
