that does NOT devaluate the property..... there are wetlands on the majority of subdivisions in my area.... I've listed 40 of them.... wetlands are a buffer...they need to stay natural....no growth can be cleared....no trees in that area can be cut down.... it's privacy.... but the property owner does own it....

I would say in this case yes as it definately effects the placement/use on the lot. In fact, it's a giant hunk of the lot!
It's a bonus as no one would ever be behind you obviously & would have to do the same conservancy as a forest preserve would. Might even effect trees/plantings.

We have Lake Protection zoning where 50% of the land can't be touched. It devalues it if you are a developer trying to fit as many units as possible onto the property.
Also - if a sizable portion of "your" land cannot be developed, you may want your attorney to present a case to the Property Appraiser or VAB for lowering your assessed value.

Value is in the eye of the beholder. Conservation easements run with the land forever. Landowner has tax advantages. Allows for wildlife habitat, wetlands and recreational opportunity for hikers. Owner may not like hikers coming through but may enjoy seeing blue jays, foxes, and native plants. Looks like some nice Ponderosa pines, red willow, oak and chapparal which allow beautiful views and a lifestyle in nature. I would personally love to be next to this open space.
As to this lot the shape is a bit strange being a circle with entrance/egress access from Centenial I can't tell how wide the entrance road will allow. Access appears to go through the creek bed - so either build a small wooden bridge or have 4 wheel drive for the few days a year it runs. Buildable/ usable Lot is about 7000 square feet? (guess) ?

It really depends on the desireability of the area. Out in Malibu some of the private beaches behind people's houses are being swallowed up by conservation agencies and opened to the public. That's definitely killed the value. I'd say that anytime a restriction is placed on land that prevents the full enjoyment by the owner that it decreases the value.

John Mosier In this case I don't believe it would decrease the value since the useable area is still larger than other lots in the subdivision. This could be an added plus in value. It may be a perk since there probably would be no further development within the conservation easement.

That depends on the location. In San Mateo County, CA there was a rural triangular lot in default. The banks says no one seems to be interested if you get someone doing a BPO by a third party they will heavily discounted it. For about .4 ac a 1500 sf SFH with a conservation easement or firelane in the back, the agent who always pays 50 cents on a dollar, I told her 520K is a realistic good point to approach the lender. She offered 250K. The home was offered to another investor for $600K she turned around put it right on the market sold for $950K. Today with little improvements on it it will fetch about $1.3-1.4M. All happening in a few years. So what is the impact of conservation I think it is more than excuse used by the buyers to get it for less. If it is up in Sierra I do think anyone cares or wanted it.

Many would love this easement. Others will want to look at any use restrictions. You did not mention if a septic tank field will be needed.
