I have never used one, i did have to go through and delete what an evicted tenant wrote in mine too. 

I have never used one or known anyone who has used one, but I suppose it depends on how badly the bad tenant comments are hurting your business;  if it causing vacancies, then a case could be made for the cost.  I am curious, how they work, though, do they create fake "good" reviews?  If so, I would proceed with caution in the event someone figured it out.

I don't know your management style, but I have found that most property managers rent to the first person who wants it...thats the problem!

I believe you can do many things yourself to build your reputation. It would take being proactive and time so it comes down to what is your time worth?

The only thing I know about some of them is that they write fake reviews to boost your scores (at least in the early days).  If they're active and commenting back on the negative reviews, that can be useful.  $400/m sounds a bit much to me, but I've not investigated these companies.

I don't know how successful any of these companies can be. I suggest asking for good testimonials from those happy with your service and promote those.

    Reputation management is a legitimate field; I would call it a subset of SEO.

   But can a company rebuild a severely damaged reputation (not you, just speaking hypothetically) in only 60 days?    They would need a ton of positive reviews.  And if anything the Manager did "made the news", it might be very difficult to push those results down.
