I understand you are required to ask a question here as an assignment for your licensing classes.  But... with all due respect, if this is the best question you can ask, I recommend a different line of work.  

Is this a serious question? Mispresentation: the action or offense of giving a false or misleading account of the nature of something. 

Does this sound like it's doing something good? What is good about lying?

Nothing good about lawsuit and billable hours and loss of license. You have to have a conscience. Can you say is it fair to all concerned? Tell the truth, make it a habit to set you free.

I see you already received answers, although I'm thinking you might not come back to read the responses. Just to echo what others have said, our job is to help people buy or sell houses, using high levels of ethics, morality and honesty to do so. Misrepresentation is the opposite of that.
