I've marketed fix and flips.... the photos are the photos...what you see is what you get and there are many "small builders" who will jump at this type of home.... I show it all...inside and dress up day...just bare bones.... and the narrative says, fix and flip in the title.... we market for those homes....and we rarely have one to market because we have such great demand for them....

You have to see the value in it. The home may be a "dog" to you but to the right investor it could be a gem! I picked up a hoarder house last year that most wouldn't even look at. I got a great price on it, put a little money into it, and tripled it's value!

Where I d list quite a few I can chime in now. First it depends on the bank, some bank will not allow words or pictures that show or suggest, repairs, mold, damage or such in the mls or marketing. My feeling is that puts forward a home that is not what the buyer will find when they go see it. Fr me to sell them, i have to call my list of cash buyers and tell them verbally what is there, and solicit their highest and best offers to get it sold. NOW, when i get a bad home with a bank that gives me the freedom to market as i see fit, i like to show the home for what it is. Show the work and target cash buyers, there is no use getting Bobby and Sue first time buyer in a home that you can not get a mortgage on anyway. Most of my bank owned homes are sold in a week or less, some the same day as they hit the market and that is through truth in advertising.  As fast as i can sell it, they will assign another listing.

For some investors the worse the better. Just present a true picture, price it right and it will sell. A different audience and buyer is looking at this one so it does not have to be cleaned up, staged, put in the best light, etc. -Kasey

A lot of great answers! Thank you. I bookmarked my own question. There are some great lines that could actually be used. I personally could not portray a property in a false light. It plays to my credibility and also my time and the time of the potential buyer.  I actually have great direction from these answers.
