I don't ever do coop advertising with any lenders. That is not a way I want to be beholden to anyone.

Well, a better rate is always good but I'll throw in communication, follow-through plus getting the job done on time and as promised.

Watch and understand those legal guidelines before taking any "help" from a lender. RESPA is a serious girl!

Since no lender controls rate, I'll take the marketing within RESPA guidelines.

Sorry guys, but in my opinion agents don't care about rates. In my 17 years of meetings with agents, not one, has ever asked me a single question about my interest rates. They care about programs, service, communication, and getting loans closed on time. But never about rates and fees. I'm willing to go out on a limb here and say that I bet no agent has ever checked with their lenders to see who has the best rates and fees. I realize that many here have their answers seen by the public so it sounds great that you care about rates and fees, but that is not what I've been seeing.

I likemy loan officer to give us the best service possible, update us, call us, email us even with no news. The best rate and fees should also be there.

I'm thinking the "either/or" isn't really necessary... 2 different "pockets" so to say.  I keep my marketing "solo line" but know that co-op advertising is helpful especially to agents new to the biz.

We co-market 50/50 and only with select lenders. They are extremely competitive with the other lenders as they need to be to win the business as consumers shop everything.

I want the best rate and best service for my client. If the service isn't there, the good rate isn't worth it.

       Some lenders here offer $100 gift cards at Broker opens.  My clients would rather see the lower rate.

I know some agents who market in that manner... I don't.... I won't dilute our presence with that of another business....I'll pay my own bills and the commission is what it is.... no one will assist with helping the seller....I don't like it....

Can't I have both?  Having a reliable lender co-market is mutually beneficial.  But of course I would love to see my buyer get the best possible rate to make their home purchase more affordable. 

Personally, I am going to try to select the best lender for the situation.
